Key qualities we are looking from the Maintenance Manager: As Maintenance Manager, you are responsible for the effective maintenance management of all Engineering and Maintenance operations within the Hotel Property, including Energy Conservation. You are also responsible for the development of the Engineering Team and staying abreast of compliance regulations and procedures in the field of Engineering, as required for the hotel standards. The ideal candidate will have the following Skills and Knowledge: Must have at leave 3 full years experience in being a Maintenance Manager in a 5 Luxury Hotel Property or a proactive Assistant Maintenance Manager looking to step up their position. Solid knowledge of Opera. A good understanding of HVAC, Electrical, Plumbing, Mechanical and Carpentry concepts. Must be able to respond to emergencies when not physically in the Hotel Property. Works well under own initiative as well as a member of a team. Responds well to requests for help and understands instructions easily. Ability to solve practical problems in a quick and efficient manner. Ability to effectively communicate with internal and external Guests. Must display diplomacy, patience and tact at all times. Must be able to work well under pressure. Strong organisational and time-management skills, with the ability to prioritise and manage multiple projects and deadlines. Exceptional communication and interpersonal skills. The main responsibilities for this role would include: Lead the Engineering Team in the day-to-day engineering and maintenance operations of the hotel, including service standards, equipment schedules, and work schedules. Communicate with Housekeeping to coordinate and prioritize maintenance activities for all Suites, Guest Rooms and Public / Back of House areas of the Hotel Property. Develop systems and procedures to ensure full compliance of Health and Safety of Guests and Employees, as well as the functioning conditions for Plants, Machinery, and Property Communicate with Government agencies to ensure full compliance with statutory regulations. Prepare Capital and Repairs and Maintenance budgets for Engineering. Perform daily checks around the Hotel Property. Conduct lift emergency release procedures as required Diagnose, maintain, and repair mechanical equipment within the Hotel Property. Ensure good relationships are built with internal and external Customers and Suppliers. Ensuring that full Maintenance of all hotel fixtures and fittings in ensuring they are in safe condition and take action when any unsafe situations arise. Develop, implement, and direct all emergency programs. Develop, implement and manage energy conservation programs for the property to minimize expenses. Coordinate renovation bidding, define the cost and scope of the project, and oversee the general contractor and subcontractors to ensure quality work is performed cost effectively. Perform special projects and other responsibilities as assigned. Identify and introduce environmentally-friendly systems and equipment Monitor Key Performance Indicators for the Engineering Department and take corrective action, as required, to improve equipment inventory, quality audit, productivity, and other objectives. In conjunction with the Director of Human Resources, manage all Team Member related activities, including Recruitment, Performance Management, Training, Career (Succession) Planning and Employee Relations (Disciplinary) matters.
