Job Summary
Macdonald & Company are delighted to be working with an established Property Investment Company who own and manage a substantial commercial and residential portfolio across Central London and selected regions throughout England, Scotland and Wales. The Residential Administrator role is a varied position with a small but growing residential team and you will be responsible for the management and administration of approximately 500 tenancies across London.
Primary responsibilities include the following:
1. The accurate drafting of Assured Shorthold Tenancy Agreements.
2. Issuing rent increases for Regulated Tenancies.
3. Issuing rent increases for Assured portfolio by way of Section 13.
4. Effectively collating tenant references for new lettings as required.
5. Protecting residential deposits in a timely manner.
6. Dealing with all tenancy deposit returns, negotiating deductions if any with tenants and ensuring the return of deposit is carried out in a timely manner.
7. Issuing rent credits/debits where required.
8. Instructing gas safety certificates for the residential portfolio and uploading to systems including arranging for any works to be carried out relating to gas safety.
9. Liaising with external agents on new lettings to ensure lettings are fully executed.
10. Diary management for check-in and check-outs.
11. Overseeing compliance of EPC’s for the residential portfolio.
12. Handling council tax enquiries.
13. Commissioning maintenance and repair work and liaising with tenants and contractors.
14. Supporting colleagues within the team with key administrative tasks as required.
About You:
1. Relevant administrative qualification and/or competence-based qualification
2. At least 2 years residential experience working in a property business/administrative capacity
3. High attention to detail
4. Confident communicator
5. A multi-tasker and able to effectively organise and prioritise workload
