Summary/Objective:
The Maintenance Supervisor is responsible for the maintenance department. This position reports directly to the Property Manager. The Maintenance Supervisor must uphold the company’s culture and core values, provide exceptional customer service to residents and tenants, and maintain high standards of professionalism and integrity.
Essential Duties and Responsibilities:
* Perform the duties of all facilities and maintenance related activities for two multi-family properties.
* Daily coordination of work orders and apartment turnovers directly with the Property Manager.
* Ensure the cleanliness of all building common areas, and timeliness of requested repairs and delivery of completed vacant apartments.
* Maintain appropriate levels of inventory in the respective maintenance shop, and order building supplies as needed and within budget restrictions.
* Troubleshoot appliance, electrical, and plumbing issues as they arise.
* Assist in painting apartment units and the interior of the apartment building as needed.
* Troubleshoot HVAC issues and fix as necessary.
* Hang drywall and patch holes as necessary.
* Coordinate and manage outside vendors and professionals as needed.
* Maintain the trash schedule and ensure appropriate staff coverage including weekends and holidays.
* Management and development of other Maintenance department employees.
* Assist and be involved in drafting the annual operating budget maintenance categories with the Property Manager.
* Be ‘on call’ for maintenance emergencies when scheduled and as needed.

Requirements:
* Minimum Qualifications are a High School Diploma or GED and certifiable experience in commercial property maintenance.
* 5+ years of commercial property maintenance and/or physical plant maintenance is preferable.
* Experience in managing and reviewing a team of staff members.
* Valid Driver’s License.
* Strong understanding of plumbing, electrical, and HVAC systems.
