Job Description:
Responsive Maintenance Surveyor - Muir Group - £44,500 plus £3,803 car allowance - Huntingdon, Cambridgeshire
Castlefield Recruitment are currently working in partnership with Muir Group, a social housing provider with over 5,500 homes. Predominantly based in the North West, from their Chester HQ along with regional offices in Burnley and Huntingdon in Cambridgeshire.
Muir Group have embarked on a Repairs Transformation project as the next step in delivering their Customer Commitment. Muir Property Solutions and We’re Muir have come together to modernise their maintenance service, with a focus on creating a modern, high-performing repairs service, that makes things easier, smarter and better for their customers.
As part of this transformation, an opportunity has arisen in their East Region, for a Responsive Maintenance Surveyor. This is an agile working role, with an expectancy to travel regularly across the Group’s East Region. The annual salary is £44,500 plus £3,803 car allowance and mileage.
Job Purpose:
* To work with the Responsive Maintenance Manager to provide improvement and maintenance works on time, to agreed standards and within budget
* To monitor, inspect and arrange for planned maintenance and other maintenance programmes to be carried out to Muir properties, ensuring compliance with target timescales and high-quality standards
* To assist in development, implementation and maintenance of effective Asset Management systems, processes and procedures, including stock condition surveying
* To take responsibility for the day-to-day management of specific expenditure and budgets for various individual maintenance, improvement and investment projects
* To assist the effective procurement and management of the Association’s Responsive Maintenance Programmes
Main Duties and Responsibilities:
* To undertake initial planning of maintenance and improvement programmes and budgets
* To ensure work carried out to leasehold properties is in accordance with the lease and statutory regulations
* Liaise with residents and customers regarding repair issues, progress of works and complaints
* Undertake pre-and post-inspection surveys of properties to ensure appropriate works are identified
* Assist in the supervision and management of contractors and consultants
* Ensure works are carried out in accordance with the contract and issue instructions as necessary
* Assist in the review of regulatory information to ensure compliance
* Ensure IT systems are updated to reflect changes from maintenance and improvement works
* Ensure contractors comply with the Muir health and safety framework
* Meet with contractors regularly to measure performance against agreed targets
* Prepare specifications, schedules of work and contract conditions for maintenance of the housing stock
* Attend new development site meetings and assist with the formulation of ‘snagging’ lists
* Provide technical and general advice to Muir staff on maintenance issues
* Prepare and monitor Performance Indicators relevant to allocated projects
* Undertake other duties as specified by the Responsive Maintenance Manager
Qualifications, Experience and Knowledge:
* Relevant building surveying, maintenance or construction management qualification or equivalent experience
* Health & Safety Qualification IOSH or NEBOSH
* SSSTS or SMSTS Qualification
* Educated to HNC standard in a building related discipline
* Strong track record in delivering effective asset planning and contract management
* Proven track record managing R&M contracts with knowledge of procurement activity
* Experience of managing and coordinating contractors on construction and maintenance projects
* Knowledge of budgets planning and performance reporting
* Experience of Microsoft office software
* Experience of writing and presenting reports
* Experience of operating a computerized database system
* Dealing with Customer Experience throughout planned works projects
* Excellent knowledge of Health & Safety regulations
