Key Objectives
To be point of contact and to act on all daily maintenance work, escalating as appropriate. To undertake a range of duties to keep the site safe, in a good state of repair.
Specific Responsibility
1.To act as the responsible maintenance supervisor for Rhondda Heritage Park. To ensure that the premises are secure, safe and maintained to the required standard. To be responsible fo the Health and Safety of RHP and main point of contact for contractors and groundspersons.To act as responsible maintenance of specialised heritage equipment, pool plant, heating & ventilation systems across the service.
2. To provide the necessary assistance to the Duty Manger in delivering Events at the Welsh Mining Experience.
3. The driving of the provided vehicles and the movement of equipment between locations, subject to the appropriate age and licence. To manage the movement of equipment and supplies between locations.
4.Assist with the setting up, organising of events at the Welsh Mining Experience in line with the key priorities of the council.
5. Contribute to the undertaking of risk assessments in relation to events in line with the requirements of the HSE.
6.To hold keys for the premises for which they have responsibility for.
7. Responsible for monitoring and adjustment of the lighting and heating of the premises.
8. Responsible for car parking arrangements to include overspill arrangements.
9. Responsible for responding to any cleaning of the premises
10. Responsibility for the storage of and use of chemicals, in line with COSHH regulations
11. Porterage duties if required within the limits of the physical capacity of the individual and with regard to the guidelines issued by the Health & Safety Executive on safe handling.
12. To be responsible for regular building condition checks to identify maintenance issues and areas of risk relating to Health & Safety. Any reports to form the basis of site maintenance planning.
13. During periods of severe weather, to take responsibility for checking forecast and as a consequence, take such measures as may be necessary to prevent freezing of water systems and paths, snow clearance etc., so as to keep premises functional.
14. Responsible for maintaining grounds which includes use of appropriate machinery.
15. To liaise with RCT Corporate Estates to arrange repair and maintenance works and to check work upon completion prior to work being signed off.
To undertake any other duties in line with the post which may include the following:
16. Maintaining correct fire notices throughout the building, alarm testing, first aid and fire marshal training periodic fire drills and liaison directly with the Fire Service for annual inspections etc.
17. Liaise with external contractors. Monitor their work to ensure safe working practices.
18. Carry out emergency procedures if required in the event of a fire, flood, break-in, accident or major damage.
19. Responsible person for health & safety processes including reporting incidents in line with health and safety guidance in respect of:
• Fire • Legionella Testing • Accident reporting• First Aid• Building maintenance
20. Undertaking appropriate risk assessments in relation to the building.
21. Ensuring the availability of facilities and equipment as per the booking programme, including special events and functions. To assist with the management of the facilities programme and liase with both internal and external user groups if required.
22. Managing the maintnenace work practices of the tour guides and volunteers with instruction, training and advice where necessary.
23. Supervision of customers in any area of the building or the immediate external environs of the building, with the provision of advice or instruction as required.
24. The postholder is required to provide management cover of the building and may be required to cover his/her subordinate, to ensure adequate supervisory cover of the building.
25. To undertake regular inspections of the building and immediate outside areas to ensure appropriate safety, cleaning, maintenance and housekeeping standards.
26.Training & overseeing of designated staff with regard to maintenance and upkeep of specific specialist equipment.
27.Responsible for the recording and upkeep of RAMIS systems.
28.To be the nominated point of contact for Corporate Estates and contractors to the site, ensuring asbestos records etc are signed.
29.To ensure maintenance contracts are up to date and in line with procurement policies.
30.To keep up to date and record safety processes & report to the Operational Manager.
31. The postholder will be flexible and transferable within their role and understand that with reasonable notice they can be redesignated to another Parks or leisure facility within the Rhondda Cynon Taf CBC.
To carry out health and safety responsibilities in accordance with the Division’s Health & Safety Responsibilities document.
To undertake such other duties and responsibilities commensurate with the grade, as may be reasonably required by the Service Director, or as a mutually agreed development opportunity.
THE CONTENTS OF THE DOCUMENT WILL BE SUBJECT TO REVIEW FROM TIME TO TIME IN CONSULTATION WITH THE POST HOLDER. JOB DESCRIPTIONS MAY BE AMENDED TO REFLECT AND RECORD SUCH CHANGES.
