Property Manager to join our client, a friendly and successful Lettings and Sales Agency
Location: North Bristol
The role will require you to work within a fast-paced environment to manage your own tenancy portfolio.
This is a full-time role, Monday-Friday 08:45-17:30, with some Saturdays between 4 and 6 Saturdays per year 9am - 4pm with a full day off in the week.
Salary: Up to £30,000 OTE

Main duties of the Property/Tenancy Manager include:
1. Ensuring inventories are in place, signed off by tenant & dealing with queries/maintenance issues raised on check-in
2. Ensuring gas, PAT & other certificates are in place & in date
3. Contacting landlords & tenants re tenancy renewals
4. Negotiating rent increases
5. Serving Sections 21 and 8
6. Booking Property Inspections
7. Booking & inventories & check outs
8. Carrying out inventories, check outs, property inspections and the occasional mini-inspection should there be a maintenance issue that needs checking
9. Dealing with day-to-day property management queries
10. Organising maintenance issues raised from inspections & reported by tenants
11. Arranging contractors to undertake work at our managed properties
12. Passing charges to our Accounts Team for maintenance jobs, completed tenancy renewals etc.
13. Contacting utility companies on move in & move out of tenants
14. Key Audit
15. Filing
16. Tagging up keys & putting into system
17. Any other duties that help to run the department
The ideal Property Manager will have:
1. Advanced experience in MS Excel, Word and Outlook
2. At least 1 years' experience in lettings
3. ARLA Qualification is desirable, but not essential
4. Experience in working in a fast-paced environment
5. Good administration skills and be computer literate, as the role involves all the administration involved with the Letting process
6. Excellent communication skills, be efficient and organised, and will have the ability to remain calm under pressure
7. A confident manner with the ability to deal with people at all levels, and strong negotiation skills
8. Some strong property management experience having used property management software
9. Experience of sending out Section Notices, as well as negotiating deposit refunds
10. A working knowledge of both Residential Property Management, as well as Residential Lettings
11. Access to a car is essential; fuel will be paid
