As an IDH Contracts Manager you will be responsible for each site being completed to a high standard and delivered on time and budget.
Your role will be to read and fully understand the estimate, program, drawings, spot variations, prepare material take offs, order materials, plan and manage all trades, create and manage works programs, deal with sub-contractors, architects and any third party designers, engineers and building control, as well as clients.
The role is based between the sites and Head Office (Macmerry, East Lothian)
Main Duties
Responsibilities include, but are not limited to;
· Read and be fully aware of the IDH Construction Excel document, estimate, variations, drawings and details.
· Prepare and issue works programmes.
· Ensure client picks all client items pre-start.
· Allocate the site foreman to the project.
· Ensure that all special orders are ordered on time.
· Liaise with client to ensure they are updated and happy.
· Attend weekly site progress meeting and update site programme board.
· Ensure works carried are achieving our financial targets
· Ensure site foremen are completing the works as detailed and quantified on the estimate .
· Ensure any variations are caught, costed, and agreed.
· Ensure that all works on site are being carried out correctly and to a high standard.
· Assist site foremen with any construction details required.
· Train and assist site foremen to ensure site runs smoothly, to budget and programme .
· Train and assist site foremen to get the best from the sub-contractors.
· Ensure all works invoiced by sub-contractors have been completed correctly and don't exceed the agreed price or % complete .
· Source new sub-contractors, as and when required.
· Stay on top of appropriate legislation and regulations.
· Ensure apprentices are getting trained correctly .
· Ensure all works on site are being completed safely.
· Preparing completion lists and snagging lists, working through the list to complete the works to the highest standard.
· Assessing and complying with all risk assessments and health and safety requirements.
Liaising directly with all stakeholders, including on-site personnel, management, clients, architects and third-party designers, engineers, surveyors, building control and suppliers.
Making site visits, as required.

Salary and Benefits
· This is a salaried position and whilst your main hours of work will mainly be 8am start and 5pm finish Monday to Friday, however, you will be required to work the hours as required to complete the tasks.
· Salary £50,000.00
