BBS Recruitment is currently recruiting an experienced Commercial Asset Manager for a temporary position for our client in Hackney and surrounding areas. The purpose of Commercial Asset Manager is to take on the responsibility for providing property advice for a wide range of internal clients including Education, Parks & Green Spaces, Library Services and Corporate Property. The Surveyor will have to provide high quality advice on matters concerning lease arrangements, license, easements and all property related matters. Main responsibilities for a Commercial Asset Manager:
* Undertake or act as informed client on lease renewals; instructing solicitors for service of appropriate notices; overseeing dispute resolution and court application processes.
* Undertake or act as informed client on rent reviews; manage dispute resolution processes including third party applications for arbitration or expert determination.
* The use of Property Management Databases / Information Systems.
* Market and let vacant units, including negotiation of terms and assessment of the suitability of prospective tenants including but not limited to proposed use and reflecting covenant strength e.g. assessment of financial accounts and trading history.
* Work closely with the Income and Debt Officer to minimize rent arrears and to ensure that the appropriate adjustments are made to rent accounts and other records as well as initiating debt recovery via Court. Proceedings and Enforcement Agents and recovering possessions via forfeiture.
* Deal with a wide range of landlord and tenant issues including applications for license to assign, sublet, deeds of variation, application for change of use and deal with breaches of covenant.
* Manage properties within the Council’s VCS portfolio and undertake actions arising in line with Commercial Property Management accountabilities above.
* Assist in developing and implementing policies and strategies for the acquisition, management and disposal of land and property to support service delivery, income generation, value for money and the delivery of Council priorities.
* Represent the Council in court on a full range of property matters.
Requirements for a Commercial asset manager:
* Working Hours: 36 hours per week.
* Significant commercial property management experience.
* Must have a Relevant Professional Qualification.
* Member of the RICS on Valuation or Commercial Property pathways or currently working towards qualification.
* Undertaking valuations in line with the RICS Valuation Global Standards.
* Knowledge of financial, legal and planning processes/regulations in relation to commercial property management in England and other relevant commercial property legislation, case law and codes of practice.
* Property data management systems.
* Undertaking a range of professional work across a variety of commercial properties and sectors.
* An understanding of landlord/tenant issues in commercial property including landlord consents, service charges and claims.
