This is a full-time on-site role for a Commercial Property Manager at our Head Office in Otley. The Commercial Property Manager will be responsible for lease administration, lease negotiations, communication with tenants, managing leases, and overall property management tasks.
You will be responsible for the strategic management and enhancement of a substantial commercial property portfolio. You will work closely with the team to optimise asset performance, drive value, and ensure the successful development and delivery of an agreed asset management strategy.
You will also play a key role in supporting and delivering development projects throughout the portfolio. It is essential that the candidate has a hands-on approach and has strong administrative ability to undertake compliance processes and record keeping. Attention to detail is essential and the candidate must have very good communication skills and be inquisitive and analytical.
Detailed Duties but not limited to:
1. Manage lettings, rent reviews, lease renewals, and other landlord-tenant matters
2. Understanding of Commercial Leases, Service Charges, Insurance and Utilities
3. Conduct regular property inspections and ensure compliance with statutory obligations
4. Maintain a positive, productive relationship with tenants and other stakeholders
5. Negotiate lease/contracts in a timely and dependable manner
6. Advertise and market vacant spaces to attract tenants
7. Managing end of term dilapidation claims
8. Advertising units and negotiating lease terms
9. Coordinating maintenance schedule with the Estate Managers
10. Identify and execute value-enhancing initiatives, including refurbishments and reconfigurations
11. Collaborate with the wider property management team and external consultants
12. Monitor and manage service charge budgets and financial performance
13. Stay updated on industry trends, market conditions, and relevant legal and regulatory changes.
14. Good working knowledge of Health and Safety and ensure full company compliance
Requirements and Skills:
1. RICS qualification is not a pre-requisite for this role and non-qualified candidates with suitable experience are welcome to apply for the role
2. Proven work experience as Property Manager
3. Experience of using Re-Leased property management software system would be an advantage
4. Fully understanding property management and its financial aspects
5. Demonstrate strong client relationships and the ability to engage in multiple initiatives simultaneously
6. Capable of identifying new opportunities
7. Self-motivated with excellent attention to detail
8. IT literate with strong commercial acumen.
9. Good analytical skills with competency in MS Office
10. Able to thrive in an autonomous environment
11. Ability to work collaboratively as part of a team
12. Great management and organisational skills
13. Working knowledge of financial principles
14. Ability to work with minimal supervision
15. Must hold a valid UK driving Licence
