Role Overview:
Reporting to the Head of Commercial, this role is responsible for the commercial delivery and contractual management of Social Housing Maintenance Contracts, including remeasurement and valuation of works ensuring that commercial and contractual targets are achieved at all times. The role will be required to commercially manage a profile of work and to ensure the maximum contribution for the company.
Key Activities / Responsibilities:
1. Operational and commercial management of MTC Works.
2. Management of MTC QS team daily operations in accordance with targets and ensuring timelines are met. Leading huddles to ensure effective communication within team and shared with operations teams.
3. Setting budgets and agreeing specification for works pre-start and closely monitoring throughout to ensure project targets are achieved.
4. Provide contractual and cost advice to operational staff.
5. Tracking trends and reporting of issues of operations including productivity.
6. Reviewing contract compliance and communicating with Teams to resolve any non-compliances.
7. Auditing jobs completions and submissions ensuring all contract compliances are provided for and works completed are accurately invoiced for.
8. Auditing monthly accounts to identify failings and areas for improvement and reporting these for actions.
9. Procurement, negotiation, and cost management of Subcontractor packages.
10. Preparation, costing and submission of Early Warning and Compensation Event Notifications in line with NEC contract requirements.
11. Quality audit of works from site records and on site surveys to ensure works have been completed to client instructions and contract specifications.
12. Preparation and submission of job costs in line with the contract Schedule of Rates.
13. Managing Working in Progress reporting process, publishing WIP for collection and ensuring all completed and checked by Managers and QS within target dates.
14. Preparation and presentation of Working in Progress and Cost Value Reconciliation internal reports.
15. Resolving day to day issues and contract disputes as they arise, negotiating with client on disputes and resolve.
16. Work in accordance with strict client KPI’s particularly Time, Cost and Quality.
17. Build strong client and supply chain relationships by working in a collaborative manner ensuring repeat business and service.
18. Supporting in estimating and preparation of tenders.
19. Attend client meetings, representing CFM in positive and professional light.
20. Provide support and mentoring to junior staff, plan and resourcing of staff for each project/contract, ensure training and support is in place for the team and that due diligence is carried out on team outputs.
21. As and when required provide support across Company departments.
Education / Experience:
Essential Criteria:
1. 3+ years’ experience in a similar role.
2. Experience of M3 NHF or similar Schedule of Rates.
3. Experience of Measured Term Public Contracts.
4. Commercially and operationally aware on delivery of works.
5. Knowledge and understanding of sub-contractor management.
6. Experience operating within a fast-paced construction industry.
Desirable Criteria:
1. Experience of NEC suite of contracts.
2. Experience of Public sector social housing contracts.
3. Experience of CAFM IT Software.
