Job Specification Role Profile Area Supervisor Overview: CBRE Global Workplace Solutions is a leading global provider of integrated facilities and corporate real estate management. We are recruiting a Area Supervisor to join the team On Derwent London. The successful candidate will be responsible for ensuring that all Hard FM services are delivered in a confident and efficient manner across the Derwent London Portfolio Reporting to: Contract Manager Responsibilities: Service Delivery: Manage the day-to-day engineering maintenance across client sites using in house team and external contractors. Maintain all electrical and mechanical plant and services to appropriate industry standards. Co-ordinate and supervise all contractor hard service activities, including Risk assessments, Method statements and insuring QHSE Permitting is always upheld. Supervises specialist contractors during service visits as and when required. To liaise with the Client and Contract Manager in relation to the planning and organisation of works that may affect the normal business activities of the sites. Maintain relationships with key Stakeholders and give regular updates with regards to ongoing site maintenance issues. Proficient in managing costs relating to delivery of maintenance activities at client site location. Work with Contract Manager to identify replacements and obtain quotations relating to the Asset Life Cycle Management Plan. Provide operational management reports as and when required to both the customer and Contract Manager. Participate in emergency response escalation process as directed by Contract Manager Escalate urgent issues identified through to the Contract Manager. Support cost-effective procurement of engineering maintenance services and operate within annual engineering budgets for maintenance and repair of these services. Fully understand the operational protocols associated with alarm conditions and auxiliary back-up system capabilities. Maintains electrical and mechanical plant and services to appropriate industry standards. Responds to customer requests in compliance with agreed service levels. Preparation of quotations for the customer for extra works and services. Participate in the procurement of extra works and maintenance services. To support in the mobilisation and demobilisation of contracts and services in support of the account. Where required act in a role of capacity supervisor to support the contracual deliverables of the account. Compliance Management: Ensure that financial processes are always adhered to and attend monthly commercial reviews Participation within ISO14001 Audits QHSE audits/Client audits Responsibility for ensuring all statutory related engineering maintenance documentation/records are kept in clearly identifiable and retrievable systems Ensure all PPMs are carried out to schedule on time and also ensure completion of all Client Service Requests ensuring closing and completion in line with Account SLAs. Ensure all site works are carried out in line with CBRE GWS QHSE procedures, using the permit to work system where applicable and action improvements identified during the building and workplace inspections and reviews. Must have a proven track record in the overseeing the maintenance of detailed mechanical and electrical building services. BMS Controls Experience / HVAC Experience essential. Good technical knowledge as well as the ability to project manage and multitask. Ability to work to a high standard against agreed timescales with limited supervision. Experience of Quality Management Systems. Experience and knowledge of ISO14001 would be an advantage. Knowledge of emergency response/standby/call out activities and protocols. IOSH or equivalent QHSE training HR training including discipline and grievance, recruitment. Confident decision maker Experience of operation of UPS, Standby Power and Critical Environment Cooling Systems L8 Awareness Hot and Cold Systems and Evaporative Cooling Operational experience of managing QHSE Systems Desirable: NEBOSH Fully versed in Microsoft Office programs ILM2 or ILM3 Strong Techinical Background Understanding of accounting principles Performance excellence: At a formal level the job holder will be charged with a number of Job related/relationship objectives as part of their annual appraisal and development plan. At an informal level the individual will be encouraged to actively participate in the customer service and wider FM team to drive continuous improvement.
