Job Title: Commercial Surveyor
Advertised Salary: £40,000 - £45,000 (DOE) + car cash allowance (£5,100 p.a.) + benefits.

The Canal & River Trust generates significant revenue from businesses operating on our network (such as marinas, boatyard, moorings, hire boat operators, trading boats etc). This income helps the Trust to look after the canals and rivers in our care.
Rent reviews and lease renewals within the () portfolio arise at a rate faster than can be dealt with by the Regional Property Surveyors.
The Commercial Surveyor will work closely with the Regional Property Surveyors across the midlands and south and will be responsible for implementation and ongoing management of rent reviews and lease renewals many of which are historical across the portfolio. They will also provide support and advice with general lease/property management issues, liaising with the tenant and colleagues to remedy ongoing concerns.
The role is aimed to provide extra resource to improve customer service provided by the Business Boating Team and will regularise and improve income streams and maximise income generation for the Trust.
Location & coverage
Offered on a remote working basis, with a requirement to attend our main hub spaces as and when required for team working and collaborative meetings. Travel throughout the Midlands & South waterway network will also be expected to enable site visits and face to face meetings. At times you may be required to work in an adjacent region.
Hubs include: Birmingham, Hatton, Gloucester & Milton Keynes. The regularity & flexibility of travel will be discussed further at interview stage.

Knowledge, Skills/Qualifications & Experience
Key accountabilities:
1. Undertake the negotiation of reviews and renewals of existing agreements, ensuring the Trust maximises on additional income opportunities representing best value to the Trust, in accordance with the Charities Act.
2. With the Regional Surveyors, identify, promote and develop new income opportunities in existing business areas.
3. Maintain a knowledge of the relevant Law and Regulatory legislation to spot new areas of business into which the Trust may profitably venture. Ensure the Trust is protected using the relevant statutory protective provisions available to the Trust.
4. Ensure compliance with the Trust’s mandatory standards and policies.
5. Protect, promote and develop Trust’s waterways and contribute to the Trust's aims to improve safety and increase the number to people using the waterways whilst protecting the heritage and integrity of the inland waterway network.
6. Always Displaying the Trust’s values and behaviours.
7. Ensuring that diversity and inclusion are integrated into all aspects of Trust life and promoting inclusion by challenging behaviour, practices, actions, or decisions that are that are counter to the objectives of the Trust’s policies and values.
About you
Technical:
8. Significant experience in Lease Renewals and Rent Reviews.
9. Experience of general property/lease management.
10. Ability to provide accurate and concise professional advice and guidance.
11. Appropriate experience of working in complex operating environments and at multiple levels.
12. Understanding and experience of use of the laws relating to property, land and environment.
13. Excellent reporting skills.
14. Experience of creating Charities Act Valuations.
Qualifications:
15. Educated to degree level or equivalent in a relevant subject, surveying.
16. Chartered Surveyor (MRICS) with 2 years post qualification, desirable.
General:
17. Strong verbal and written communication skills including report writing.
18. Strong IT skills including business applications software e.g. MS Office and SharePoint.
19. Experience of using property management software; SAP and GIS skills and knowledge are an advantage.
20. Friendly approachable confident manner.
21. Strong negotiating, influencing, diplomatic and project management skills at various levels essential
22. Ability to work under pressure and to a deadline.
23. Ability to manage a complex and multifaceted caseload.
24. Flexible approach to working patterns and locations.
25. Excellent prioritisation and time management skills.
26. Valid driving licence with vehicle.
