PROPERTY MANAGER - HEMELHEMPSTEAD - UP TO £28K DOE My client is a well-established and innovative Estate & Lettings Agent in HemelHempstead. Due to continued success we my client is looking to recruit a Property Manager (a lettings Administrator who is keen to learn, may be considered) to participate in the on-going property management of all Tenancies in order to sustain and assist the growth of the overall property portfolio. Working as part of a busy team, this involves reporting in to Senior Management and the Directors and liaison with other functions in the branch in order to maximise the number of residential properties let by their client whilst, at the same time, maintaining a high standard of Best Practice and compliance with all current law relating to Data Storage and best Residential Lettings Practice. The role involves corresponding with landlords, tenants and contractors in connection to planned, current and previous tenancies and protecting the integrity of the company at all times. Main Duties and Responsibilities: Promptly answer all property management telephone, email and written enquiries or requests. Successfully fulfil all landlord and tenant obligations in accordance to the landlord agreement and tenancy agreement. Preparation of invoices, worksheets, letters, legal claims and notices to quit. To use and accurately maintain the database provided by entering new tenancy details, recording all financial transactions, conversations, works orders and correspondence to all landlords, tenant and contractors in connection with all properties. Being up to date on all legal requirements and compliance procedures and notifying the landlord of these requirements and their duty of care. Provide relevant third parties such as utility companies with information about the tenancy within the data protection parameters. To effectively communicate with "front of office" staff about any maintenance outstanding prior to a tenant moving in. To provide "frontoffice" staff with updated information in order to re-market a property. Negotiate, instruct and arrange contractors where required. To process all tenant, landlord and contractor invoices and liaise with the Accounts Manager for payments. Arrange new instruction and renewals of insurance policies. To register tenants deposit and handle any deposit disputes or the release of deposit money. Deal with deposit dilapidations and final inspections/ check outs at the end of a tenancy and negotiate between tenants and landlords to reach a suitable conclusion/ submit claims to the DPS for adjudication.
