We provide bespoke care and property solutions in the community to people with learning disabilities, autism spectrum conditions, mental health needs and associated behavioural and physical health challenges. We support over 1,500 people across circa 350 assets.
Job Purpose/Summary:
Our organisation is currently looking for a professional and responsible individual to fill the role of Property Manager in Northern Ireland (NI). The Property Manager will have responsibility for coordinating with the NI Head of Property and overseeing our approach to property acquisition, development, conversion, maintenance, lease and tenancy agreement management.
Key Accountabilities:
1. Enable Praxis Care to consistently deliver a high quality property and asset management service.
2. Support the Head of Property and associated colleagues to assist, develop and deliver new services within agreed timescales, specifications, regulatory regimes and budgets. This is likely to include multiple projects in multiple locations each at different stages of the development process.
3. Support in the development of effective partnerships and alliances with Housing Associations and, where procured, private developers/ landlords to support the delivery of all property development schemes and the disposal of properties.
4. Support the planned and reactive maintenance and repairs of the property portfolio.
5. Ensuring all policies and procedures are adhered to whilst delivering strong governance and efficient timescales for all related property matters.
6. Maintain and manage our property portfolio to ensure safe, compliant and appropriate operations – through a system of planned and preventative maintenance and prioritised reactive maintenance responses.
7. Create, mentor and manage a cohesive property maintenance team.
8. Responsible for negotiation of lease and tenancy terms and conditions. 8
9. Act as a liaison between Praxis, tenants and property owners.
10. Coordinate effectively with Praxis Operational and Property colleagues.

Essential Criteria:
· Bachelor’s degree in a property related discipline and 1 years’ experience in property management/ development OR 3+ years’ experience in property management/ development
· Strong interpersonal skills
· Enhanced negotiation abilities
· Proficient in computer programs, including Microsoft Office and excel
· Ability to work with minimal supervision
· Project management knowledge and experience
· Experience with leases, licences and/or property management contracts
· Understanding of construction and building maintenance
· Excellent organisational skills
· Strong communication skills
· Strong written and verbal communication skills and the ability to influence and translate thinking clearly to others
· Full valid driving licence on application and access to own transport on appointment (if disability precludes an individual from holding a driver’s licence, it should be stated how they can meet the mobility requirement)
· Highly driven and energetic in approach to getting things done
