Pareto FM is currently seeking an experienced Maintenance Electrician to join our team on a permanent basis. In this role, you will be responsible for completing Planned Preventive Maintenance (PPM) tasks, ensuring that all building systems operate efficiently. While the focus is on electrical expertise, the ideal candidate will also have a solid understanding of mechanical and building services.
Key Accountabilities:
1. Build and maintain effective relationships with customers and internal/external suppliers by resolving service issues.
2. Own maintenance service requests from submission to completion and provide feedback to the client and Facilities Management team. Be the first line of response for all associated M&E and Fabric issues.
3. Carry out statutory compliance tasks for all facility-related services.
4. Maintain records and update computer-based management systems.
5. Ensure works are completed to a high standard, within budget, and key client requirements are met.
6. Provide regular reports and updates to the Pareto FM Account Manager and the client.
7. Support and manage subcontractors carrying out routine and emergency breakdown maintenance both in and out of hours. Ensure that RAMS are appropriate and contractors comply with them at all times. Check and verify all work has been completed.
8. Provide technical M&E advice and support to the client when requested.
9. Liaise with other professionals undertaking project work and contribute site and maintenance information as required.
10. Liaise with the client and other Pareto FM staff to develop and disseminate national best practices in M&E maintenance and procedures.
11. Participate in site and property teams, providing technical input in other areas such as security, health and safety, risk assessments, utility infrastructures, and counter disaster planning.
12. Consult and inform the client of work taking place across the site, ensuring minimal downtime of lab operations.
13. Undertake other works of a similar nature as required and directed by the client and Pareto FM Account Manager.
14. Have a good eye for innovation and improvement of existing systems and processes.
15. Be the go-to person for the client when an issue arises.
16. Be prepared to fill gaps and step into other Facilities Management roles in times of constrained resources.
17. Be part of the on-call rota – Approx 1 week a month.
Competencies:
1. AM2 & NVQ Level 3 Electrical Installation/Maintenance.
2. BS7671 18th edition.
3. Able to design new systems and additions to existing installations.
4. Familiar with the general risks and hazards associated with building work including asbestos.
5. Strong understanding of legal compliance within maintenance and Facilities Management; and how to achieve and maintain it to a high standard.
6. PC literate and competent in the use of MS Office Package including MS Excel and MS Word. Experience with security system programs such as CCTV and access control, and CAFM systems is ideal.
7. Able to independently problem solve and undertake general maintenance tasks to a high quality.
8. Happy to supervise and manage contractors.
9. Willing to learn and understand our systems on site: fire alarm, heating system, AC, compressed air, etc.
10. Some knowledge of mechanical engineering/plumbing and building construction.
11. Excellent communication and feedback skills.
