This role consists of basic tasks and would be more suited towards a junior surveyor.
Tasks
The surveyors will be required to carry out basic measurement detail on properties where a tenant has put an application in to purchase their dwelling under the Right To Buy scheme. The Property type is as follows:
Houses
House sale plans need to show the extents of any garden space being sold with the house, details of their boundaries, and allocating responsibility for maintaining those boundaries.
What to look out for:
* Retaining walls
* Shared accesses
* Access over unadopted roads or footpaths
* Access rights for neighbours
* Land encroachments or unclear boundaries
* Assign boundary responsibility through the standard convention
Cottages
Cottages resemble houses but comprise of two flats. As well as the details we look for in houses these include:
* Allocating garden space for each tenant
* Allocating external stores
* Showing where in the property the flat lies
Shared passageways
These are houses with an open passageway through to the back garden. As well as the details for regular houses, these include internal measurements to confirm the extents of the first floor over the passageway.
Flats
Flats will require two plans: one like the cottage plan, and an internal floor plan. The floor plan will include:
* The shape, size and name of each room
* The location and number of any stairs
* The location and size of the doors
* Wall thicknesses are assumed through the standard convention
Additional Information:
We expect the Surveyor to be reimbursed for all mileage within the terms of LCC policy and we can agree set fees in line with this policy.
We expect between 7 to 10 properties to be visited per day once fully operational - mileage will be paid.
On occasion, it might be required for a survey to take part early evening, but this would be kept to a minimum.
The surveyor will need to keep accurate records of mileage and time keeping as this needs to be entered onto our system by an admin assistant to process payment.
We expect that initial training be provided and an induction take place into Leeds City Council, our Policies and Values. This would take place in Merrion House potentially.
Depending on the property, we often will have a pre-existing plan of the layout; however, sometimes this will not be available and will need sketching out.
Ideally, the surveyor might be able to draw up the plans, but this is not essential as we are exploring building a team in Merrion.
