Your new role
The majority of work is reactive, so the suitable candidate must have experience with reactive maintenance. There is, however, some element of planned works involved in the role. You must be able to use a mobile phone to receive daily jobs from the Resource Planners (you will eventually be upgrading to a PDA). You will mainly report into the Resource Planners - you will liaise with them to get new jobs and confirm when jobs have been completed. Your manager will be there for any complex issues or advice required.
The work will be across 150 buildings in total ranging from brand new laboratories, offices, and grade 2 listed buildings. All buildings are located on campus, so they are all walkable from each other. The company has pool vans, so you are able to use them; however, a lot of the time you will be walking around campus as this is quicker and more efficient unless there is a bigger job that requires more tools and manpower.
What you'll need to succeed
1. Ideally from an NHS background, as works and equipment are very similar; however, this is not essential.
2. Someone from a commercial maintenance background would also be considered (e.g., CBRE and Savills).
3. Electrical background.
4. Mechanical background is also desirable so you can change fan belts, etc.
5. Must have experience with 3 phase LV network (Electrical - more commercial, not domestic).
6. No DBS required.
7. Must be physically able, as most jobs will require you to walk to and from locations.
8. Must have very good communication skills as you will be going into various offices that may have directors, professors, students, etc.
9. Must be polite, well spoken, and able to get on with people.
10. Familiar with BMS or BEMS - software that turns on and off heating systems.
11. Full UK driving license and have your own vehicle to get to the site when you are 'On Call'.
12. Need to be forward-thinking and methodical - able to get to the root cause of the problem.
