My client based in North Leeds seeks a Property Manager to join their team. This is an excellent opportunity to join a market leading Estate Agent to step up your career. Full training provided.
Property Manager Duties
1. Build long standing relationships with landlords and tenants over the phone and in person.
2. Attend to & manage property repair issues in a timely, organised and proactive manner.
3. Obtain repair quotes/ estimates from contractors where required.
4. Liaise with tenants, contractors, and landlords ensuring repairs are undertaken effectively and within a specified time.
5. Keep landlords and tenants updated on all relevant matters.
6. Effectively communicate between landlords and tenants ensuring a strong relationship that benefits all parties.
7. Carry out interim property inspections, reporting issues to landlords and tenants as appropriate and dealing promptly with any repairs or breaches of tenancy.
8. Arrange renewal annually of gas & electric safety certificates for managed properties in line with landlord's requirements and legislation.
9. Keep respective property files and computer records up to date.
10. Ensure all relevant documentation such as inventories, renewals, etc. are filed promptly in paper files.
11. Deal with any requests such as rent reviews, renewals, and vacation procedures by the landlord promptly, giving guidance on legislation as required.
12. Handle basic account inquiries from landlords and tenants.
13. Provide sales leads to residential offices.
14. Be aware of opportunities to promote insurance products such as Rent Guarantee and Tenant/Landlord Insurance.
15. Ensure email is regularly checked for incoming inquiries and deal with them promptly.
16. Follow key checking in and out procedures.
17. Organise, prioritise, and undertake personal work in an efficient and logical manner.
18. Liaise with the customer service team to take action on any tenant requests such as renewals and call backs promptly.

2. Must have a strong administration background and ability to organise workload.
3. Comply with ARLA best practice and agreed procedures regarding all aspects of work.
4. Must have good IT literacy, familiar with Outlook, Word, and Excel.
5. Sound problem-solving abilities with a good and appropriate use of initiative.
6. To be dressed smartly and well presented at all times in line with company dress code.
7. Maintain an enthusiastic and high energy approach to work.
