Job Summary
The Senior Building Surveyor is a key operational member of our client's Building Surveying Team. The Senior Building Surveyor will report to an Associate, Senior Associate or Director and may be required to undertake the following duties in addition to the day to day workload of a Chartered Building Surveyor:
* Specific line management responsibilities which will be assigned by an SMT Member.
* Responsibility for the management of your own workload and diary.
* Supervision of services provided by assistant/junior members of the Building Surveying team.
* Check outputs of junior staff prior for presentation to SMT approval / QA.
A regular presence in the office is required in order to manage and support the professional development of the team by providing technical support, and reassurance and performing QA duties where required; however, home working will be available as required. The Senior Building Surveyor will be a key part of the Building Surveying team acting in a varied and wide-ranging role which incorporates being accountable for workload, technical accuracy, literacy, professional presentation in line with corporate standards and identity, timely delivery of work, achieving deadlines and management of your own annual leave.
The role will involve working closely with all offices and disciplines, corresponding directly with clients in a technically accurate and professional manner. Where required, the role will include identifying, pursuing and securing opportunities via participation in business development. The role holder will be capable of providing the full remit of professional, technical and contractual Building Surveying services across a broad range of property types and sectors such as commercial, residential, education, infrastructure, retail, etc.
Frequent travel to and from sites, meetings and may be required to work in other offices in connection with Building Surveying services and broader practice requirements.
Core Duties & Responsibilities
• Comply with the Company QA Policies, and ensure junior members of the team operate within the QA and Policy Frameworks.
• Preparation and delivery of project briefs.
• Management of workflows for team members via WFM or similar.
• Formulate an articulate technical brief from Client instructions / intentions.
• Undertake measured surveys where required.
• Complete complex technical design detailing and drawn construction information including plans, sections, and details.
• Work with Autocad and / or Revit systems to develop existing and proposed plans and sketch schemes for perusal, agreement and discussions with clients.
• Manage and prepare all technical documentation associated with the delivery of all services related to obtaining core statutory consents such as Planning, Listed Building, Building Regulations, Building Safety Regulator, Party Wall Awards, Collateral Warranties, Licences to alter and documentation in accordance with the dilapidations protocol.
• Preparation of and accountability for the development and production of accurate design and specification information.
• Preparation of Tender and Contract documentation.
• Undertake an all-encompassing role of Contract Administrator on multiple complex schemes from inception through to completion and handover to the satisfaction of the Client, maintaining control at all stages.
• Project manage with an ability to produce detailed project programmes and manage a multi-disciplinary design team and various project stakeholders.
• Implement and deliver dispute resolution and dispute avoidance services when required in accordance with contract requirements.
• Compliance with and maintain awareness of current regulations including CDM and BSA.
• Fulfilment of the role of Principal Designer (CDM) for multiple projects.
• Maintain awareness and depth of building pathology knowledge across a range of different building types and eras and an ability to proactively resolve challenges through the application of experience.
• Ability to prepare detailed technical reports relating to building surveying topics which are factually correct and can withstand challenge under litigation or commercial negotiation.
• Completion of acquisition surveys for commercial and residential properties.
• Dilapidations and lease advice including production of Schedules of Condition, Schedule of Dilapidations and the dilapidations negotiations on behalf of Landlord/Tenant.
• Undertake project monitoring duties and compilation of technical reports.
• Forward Planned Maintenance inspections, costings and scheduling.
• Complete and draft Building Reinstatement Valuations for insurance purposes.
• Proactively manage and resolve boundary disputes.
• Support the fulfilment of the role of expert witnesses when called upon from time to time.
• Proactively engage with changes in legislation, CPD and driving continued professional development in emerging sectors across the building surveying discipline.
• Any other Building Surveying services as may reasonably be introduced or required.
Broader Personal and Professional Profile / Requirements
• Qualifications, knowledge and experience with demonstrable post qualification experience to a level which is comparable amongst Senior Building Surveyor peer group (Qualification to be a minimum of MRICS with no outstanding disciplinary, ethical or membership compliance issues).
• Extensive experience in the provision of a wide range of Building Surveying services and core competencies.
• Assist in the development of staff, training, achieving and maintaining RICS qualifications.
• Ability to work on own initiative and as part of a team.
• Ability to successfully manage contracts and contractors/consultants and clients.
• Working knowledge of the services offered across the practice.
• Good communication skills, with the ability to compose and explain complex issues concisely to different audiences. Good interpersonal, typing, dictation and verbal communication skills.
• Ability to work under pressure. Excellent interpersonal and team working, organisational skills, motivated and productive attitude.
• Computer literate.
• Be able to communicate in a professionally accurate and concise manner and prepare documents, use complex spreadsheets and prepare and confidently deliver detailed presentations on technical subjects to Clients using recognised software.
• Ability to prioritise and undertake a range of tasks with a positive, flexible attitude and willingness to learn.
• Clean Driving Licence.
• Enhanced DBS cleared.
• Have a flexible, positive, pragmatic, respectful approach and a friendly, can-do attitude.
• Exceptional oral and written communication skills.
• Complete timesheets on a weekly basis.
• Perform other reasonable duties as assigned.
