About the role: As a void supervisor working alongside Eastbourne Council, your role involves a variety of detailed tasks to ensure the efficient management and completion of works on void properties. You will start by liaising with client surveyors to survey these properties, gaining a thorough understanding of the necessary works to be carried out. This involves detailed discussions and site visits to accurately assess the scope of work. Once the survey is complete, you will create a comprehensive list of works using the Maintenance and Construction Management (MCM) system. This list will outline all tasks required, from minor repairs to major refurbishments. You will then oversee the entire process from start to finish, coordinating with both direct workers and subcontractors to ensure that all tasks are completed to a high standard. Throughout the project, you will conduct regular inspections to monitor progress and quality. Upon completion, you will inspect the finished job with the client, addressing any concerns and making necessary adjustments before finalizing the work. This step is crucial to ensure client satisfaction and to meet all contractual obligations. After the client is satisfied with the work, you will complete the invoicing process, ensuring all costs are accurately recorded and billed. Additionally, you will be responsible for conducting regular vehicle checks to ensure all vehicles are in good working condition and comply with safety standards. Health and safety are paramount, so you will perform regular health and safety visits to ensure all operatives are working in a safe environment and adhering to regulations. Managing the operatives via Workday, you will ensure efficient workflow, task allocation, and completion, addressing any issues that arise promptly. This detailed approach ensures that all aspects of the job are covered, from initial survey to final invoicing, maintaining high standards of quality and safety throughout. Key Criteria: Trade Background: Extensive experience in a relevant trade, such as carpentry, plumbing, or electrical work. This foundational knowledge is essential for understanding the technical aspects of the work and providing accurate guidance to the team. Supervisory Experience: Proven ability to supervise multiple trades effectively. This includes coordinating various teams, ensuring that all trades are working harmoniously, and resolving any conflicts or issues that arise on-site. Subcontractor Management: Experience working with and managing subcontractors. This involves selecting reliable subcontractors, negotiating contracts, monitoring their work, and ensuring that they meet the required standards and deadlines. Client Liaison: Ability to understand client needs and liaise with them to determine the best approach for completing void works. This requires excellent communication skills to discuss project requirements, provide updates, and address any concerns the client may have. Driving Licence: Possession of a full UK driving licence. This is necessary for traveling between different job sites, attending meetings, and conducting inspections. IT Literacy: Proficiency in Microsoft Office applications, including Excel and Word. This is important for managing project documentation, creating reports, and maintaining communication records. Being comfortable with IT systems also helps in using project management software like MCM and Workday.
