Key Responsibilities:
1. Strategic Portfolio Oversight:
* Manage a high-value portfolio of residential and mixed-use developments.
* Ensure properties comply with lease agreements and all relevant regulations through proactive management.
* Oversee complex portfolios, including new developments and heritage buildings.
2. Financial and Budgetary Management:
* Prepare, review, and monitor annual service charge budgets for multiple properties.
* Oversee financial reports and collaborate with the finance team on arrears management.
3. Stakeholder and Client Relations:
* Act as a trusted advisor to freeholders, leaseholders, and residents' associations.
* Develop and maintain strong client relationships, delivering tailored management solutions.
4. Regulatory Compliance:
* Get involved with initiatives, ensuring adherence to fire safety, health and safety, and leasehold legislation.
* Conduct regular property audits and manage risks effectively.
5. Contractor Management and Procurement:
* Source, negotiate, and manage contracts for property maintenance and large-scale refurbishments.
* Oversee major works projects under Section 20, ensuring timely and cost-effective completion.
Qualifications:
1. Minimum 1 year of experience in block management.
2. In-depth knowledge of leasehold management, service charges, and Section 20 consultation processes.
