Role Summary: This Senior Commercial Property Manager role is an excellent opportunity for an experienced property professional to take full ownership of a diverse portfolio of commercial properties across the South West. You will be responsible for delivering high-quality property management services, ensuring adherence to contractual obligations, and applying best practices in estate management. A key part of this role is taking a strategic, proactive approach to identify, develop, and implement asset-enhancing opportunities. Reporting to: Partner / Head of Property Management Key Responsibilities & Attributes: Take full responsibility for managing a portfolio of commercial properties, ensuring compliance with both contractual and statutory requirements while maximising returns for clients. Maintain the highest standards by upholding industry best practices, including those outlined by RICS. Oversee property management accounting functions, including timely invoicing for rent, service charges, and other costs. Ensure income is collected promptly, arrears are minimised, and regular financial reports are provided to clients. Demonstrate IT proficiency, especially in Microsoft Outlook, Word, and Excel, with the ability to manipulate spreadsheets. Familiarity with TRAMPS (property management software) is a plus. Possess a thorough understanding of commercial leases, property legislation, and best practices in property management. Manage key lease events such as rent reviews and lease renewals in a timely manner. Collaborate with internal teams to ensure lease and rental terms are properly documented and updated in the accounts system. Work closely with the accounts team to prepare service charge budgets, handle reconciliations, and manage financial reporting to clients and tenants. Review, authorise, and code invoices related to your portfolio’s expenditures. Ensure full compliance with health and safety regulations, and maintain accurate records of all compliance activities. Prepare comprehensive financial and operational reports tailored to each client’s needs, ensuring they are delivered on time and in the agreed format. Carry out property inspections regularly to ensure tenant compliance with lease terms, identify issues of disrepair, and initiate necessary repairs. Work with contractors to resolve issues as required. Coordinate and manage planned property maintenance and response repairs in collaboration with the facilities management team. Address queries from tenants, clients, colleagues, and other stakeholders promptly and professionally. Participate in ongoing professional development and training opportunities. Work with the Head of Department to meet personal and team targets, in line with the company’s performance management system. Contribute to business development efforts by attending networking events, some of which may occur outside regular working hours.
