Job Description
Cobalt are partnered with a leading regeneration and residential developer who are seeking a Development Manager as they work across schemes and JV's within the Berkshire area.
Main roles and responsibilities will be;
* Establish and manage key date programmes across the full project lifecycle.
* Oversee planning applications, appeals, and construction timelines for multi-phase schemes.
* Lead land acquisition processes, including technical, legal, and planning due diligence.
* Manage consultant teams for bid submissions and ensure adherence to briefs and deadlines.
* Coordinate handover to the delivery team post-detailed planning consent.
* Ensure professional representation in meetings with stakeholders, authorities, and clients.
* Produce and review clear, accurate reports, appraisals, and financial models.
* Ensure designs align with company ambitions and support long-term scheme management.
* Review financial appraisals for accuracy, risks, and opportunities related to acquisitions.
* Manage consultant fee budgets and oversee cash flow viability at key project stages.
* Undertake market research and appraisals for land acquisitions, including non-residential uses.
* Liaise with Directors for funding approval and bid sign-off.
* Oversee affordable housing disposals and negotiate acquisitions for RP partners.
* Mentor and supervise trainees, supporting APC development and sharing best practices.
* Maintain and update leads database, contributing to business development and client relations.
The ideal candidate will have;
* RTPI/RICS membership or working towards this
* Experience managing pre-planning through to site commencement (delivery/construction is a plus)
* Track record of improving financial return
* Excellent commercial acumen
* Proactive nature and the the ability to get projects to acquisition
