About the role
The Preconstruction Coordinator provides experienced leadership assisting and coordinating the development of scopes of work and issuing Request for Proposals for residential Renovation and Construction Projects throughout the nationwide Military Housing Privatization Initiative (MHPI) portfolio. Responsible for coordinating various tasks, facilitating communication, and ensuring that project development timelines are met.
This role requires a strong attention to detail, excellent organizational skills, and the ability to collaborate effectively with various stakeholders.
What you'll be doing
* Develops renovation and repair scopes of work for various projects nationwide. Working knowledge and experience with residential construction and/or renovation of residential building systems and components is required, including but not limited to: Interior and exterior renovations, HVAC, Roofing, Concrete work (stairs, walkways, curbing, etc), Paving.
* Prepare and maintain project documentation, including plans, reports, and correspondence.
* Gathers environmental reports and contract documents.
* Understanding of building component lifecycle when generating scopes.
* Prepares Request for Proposals (RFP) for subcontractor bid packages.
* Solicits new subcontractors and vendors and maintains communication with subcontractors and vendors.
* Generates Projects in Procore Construction Management Software.
* Review bid requirements thoroughly and asks follow-up questions and distributes addendums as needed.
* Reviews bid submissions and prepares bid analysis reviews with managers.
* Has a thorough understanding of the scope for specific trades assigned.
* Develops RFI’s and clarifications and ensures adequate subcontractor coverage.
* Understands how to fit subs to the size/scope of project.
* Develops baseline project schedules for estimating and resource purposes.
* Maintains Project Development and Project Backlog.
Who we are looking for
* Preferred bachelor’s degree in building construction, project management, construction management, civil engineering, or architecture.
* Minimum of 5 years of experience in the construction industry.
* Experience performing RFPs, bid analysis, and estimating.
* Strong knowledge of construction methods and construction safety laws.
* Excellent oral and written communication skills.
* Interpersonal, problem-solving, and time management skills.
* Knowledge of all phases of residential and commercial construction/renovation techniques and processes.
* Knowledge of identifying local and federal building codes, OSHA and EPA rules and regulations.
* Experience in Historic Homes and working with SHPO preferred.
* Solid computer skills, proficient in MS Office and Project, and experience with construction project management software.
* Must be able to travel up to 30%.
* OSHA 10 Hour Outreach Training Course & OSHA Fall Protection Outreach Training Course within 30 days of hire. Procore Project Management Certification within 45 days of hire.
* Active and valid driver’s license.
Work is performed in a temporary office and construction site environment. Exterior work may include working in inclement weather conditions. Physical ability to climb permanent and temporary stairs, ladders, and long periods of walking in a large multifamily community. Employee will occasionally be required to lift and/or move up to 50 lbs.
