Line Manager: Premises Maintenance Manager
Hours of work: 12pm – 5pm, 4pm – 9pm, 25 Hours per week, 39 working weeks per year, 44.85 paid weeks
Actual salary: £12,998.50 based on 25 hours per week, 39 working weeks and 44.85 paid weeks.
Post Purpose
The Premises Maintenance Assistant will be part of a team that has responsibility for the day-to-day maintenance and routines of the school’s buildings, infrastructure and operational needs. He/she will normally work alongside and under the day-to-day direction of the Premises Maintenance Manager (the designated Line Manager) and be responsible to the Business Manager through the Facilities Manager.
Some of the work takes place outdoors and it may be necessary to work in all weathers. In addition, Premises Maintenance Assistants could be expected to use ladders, power and hand tools, to undertake maintenance work within their competence.
Main Duties & Responsibilities
The Premises Maintenance Assistant will be required to undertake the following activities:
* Maintain good working relationships with the other members of the Facilities Team.
* Take account of the Health & Safety (H&S) risks associated with tasks that need to be undertaken and use/wear the appropriate personal protective equipment (P.P.E).
* Monitor the general condition of the school buildings and surrounds.
* Report H&S hazards that they cannot deal with to the PMM, or in their absence, the Facilities Manager or the Business Manager as appropriate.
* Ensure that the maintenance workshops and compound, as well as both the internal and external storage areas, are kept in a safe, and where appropriate secure condition. Safety hazards are to be clearly identified and cordoned off.
* Operate both the security and fire alarm systems, and reset the fire alarm system call points when required.
* Assist with the supervision of car parking and cycle storage as required.
* Apply any specialist skills, training and knowledge to conduct repairs and maintenance activities in a safe and competent manner across a spectrum of planned and unplanned maintenance activity within the school.
* Completion and maintenance of work records, timesheets, incident reports and inspection reports.
* Participate in the H&S Compliance/inspection and checking programme as required, including:
o Serviceability of fire appliances, and other firefighting prevention measures.
o Checks and maintenance tasks associated with legionnaire’s disease prevention & water hygiene.
o Boiler House Checks.
* Undertake general caretaking duties as required including:
o Clearing drains and waste water systems, as well as gutters and drain pipes.
o Locking & Securing buildings as required and especially at the end of the operating day.
o Assisting with snow & ice clearance.
o Replacing light bulbs and LED tubes.
o Collecting broken furniture and equipment for repair or disposal.
o Setting out and putting away furniture for classrooms, meetings, lettings and events.
o Collection and dispersal of parcels and deliveries to the point of use.
o Collection and disposal of litter & waste, as well as clearance of spillages.
o Providing a rapid response to clean up biological spillages, such as blood and vomit and making safe the immediate area etc.
* Provide support to the Groundsman as required including:
o Leaf and weed clearance across the school site.
o Clearance of hedge trimmings, mowing waste etc.
o Assisting with the erection of goal posts.
o Sweeping up etc.
* Advise, take action, report to and make recommendations to the PMM in respect of:
o Equipment procurement, safety & serviceability, replacement and repair requirements.
o The need for constructional or routine maintenance work by either the in-house team or by external contractors.
o Damage and defects beyond his capability, as well as H&S hazards that cannot be rectified immediately.
o Misbehaviour by pupils on the school premises.
o Form part of the emergency response team for fire alarms, drills and other emergencies.
o Undertake onsite training and/or attend training courses identified as essential to meet the requirements of allocated tasks.
Associated Duties
This job description is intended as a guide to the general duties required of the post.
Responsible for promoting and safeguarding the welfare of children and young people that you might come into contact with during the course of your day-to-day duties around the school site.
To carry out any other reasonable instructions given by the Headteacher, Deputy Headteacher with responsibility for oversight of the Premises, Assistant Headteacher, Facilities Manager, Business Manager or the Premises Maintenance Manager.
