Senior Project / Contracts Manager
Our client based in Kent specializes in high-end residential refurbishment/construction projects. 80% of their construction work is D&B, with the remainder taken on as a main contractor role, collaborating with a third-party design team or client-side QS/PM.
They are currently looking to recruit an experienced Senior Project / Contracts Manager with a proven track record in delivering projects up to a £5m construction value.
The successful candidate will be directly responsible for running 1 or 2 projects personally, as well as overseeing two project managers, a freelance QS, and a procurement officer. As the department grows, the intention is for the role to evolve into a full-time Contracts Manager position without personal project oversight.
They are a small team, so we seek a candidate with a problem-solving mindset, excellent construction knowledge, and strong organizational and professional project management skills. The candidate should also have a deep pool of trade and subcontractor contacts and the ability to work quickly and effectively to tight deadlines.
Job Role
1. Set up project Programmes and ensure these are being managed optimally
2. Advise the in-house design team during pre-construction
3. Identify problems and offer solutions prior to and during construction
4. Ensure all work is being carried out to current regulations and as efficiently as possible
5. Manage Project & Site Managers
6. Work with our QS to appoint and contract all sub-contractor packages
7. Take full responsibility for setting up subcontractor contracts
8. Hold regular meetings with project managers to assess progress against critical path and track key risk areas
9. Oversight of all aspects of Health & Safety
10. Work closely with the Procurement department to ensure materials are being procured optimally
11. Manage monthly client reporting and valuation process
12. Manage monthly CVRs and project costs
13. Produce monthly financial and progress reports for the management meeting
Experience Required
1. Extensive UK-based high-end residential construction experience
2. Professional project management best practices (PRINCE2 or equivalent)
3. Experience of Procore highly desirable
4. Health & Safety trained, with a full understanding of CDM regulations
5. Full and clean driving license is essential
6. Excellent communication skills
7. Expert knowledge of contracts
