The Building Fabric Technician is a multi-site role offering building fabric maintenance services across a range of disciplines aimed at keeping services and costs in-house. The work includes a mix of PPM and reactive building fabric works internally and externally, including:
* Building
* Roof - repair roof leaks, gutter and gully repairs and replacement
* Brickwork – repairs to walls
* Floor – repair and replacement of vinyl and ceramic tiles
* Car Park / yard works
Fabric
* Install and repair internal cladding, wall tiling, doors, protection works, office workstations, signage, carpentry, plastering, and general shop fittings.
* Painting and decorating
* Carry out minor painting repairs
* Plumbing and drainage
* Replace toilets, sinks, drainage lines, sanitary units, and panels
* Repair leaking taps and washers
Joinery
* Wall, floor, and associated fittings repairs
* Ironmongery and hardware repairs and replacement
Planned Maintenance
* Roller shutters – annual PPM and reactive repairs
* Trolley bay – bi-annual PPM
Key Accountabilities
* Attend training courses as necessary.
* Carry out minor alterations and installations within technical competence, following current specifications.
* Complete all PPM and reactive maintenance schedules within agreed timescales, ensuring paperwork is accurate.
* Perform tasks in accordance with specific KPIs.
* Respond promptly to service requests, assess job requirements, and carry out repairs.
* Update the Mercury system with live job updates.
* Prioritize and complete maintenance and repairs within agreed timescales.
* Maintain/repair building fabrics and ground works to recognized standards with minimal supervision.
* Liaise with project teams on store alterations and modernizations.
* Identify non-repairable issues, advise the AMM, and suggest alternatives.
* Attend other sites as needed to carry out work.
* Support other City technicians/teams with maintenance tasks.
* Follow company policies, procedures, and health and safety policies.
* Complete mandatory training and modules.
* Represent the company professionally and foster good relationships with colleagues and clients.
* Maintain quality standards and ensure costs are approved.
Candidate Background & Experience
* Must be a time-served Joiner/Carpenter.
* Knowledge of basic plumbing and carpentry is essential.
