Estimator / Project Manager
£38,000 - £42,000 per year
Airwaves FM are currently recruiting an experienced Estimator / Project Manager to work in our reactive and planned maintenance team.
As a Construction and Building Maintenance Project Manager, you will be responsible for estimating, planning, coordinating, and managing minor construction and maintenance projects for our Hard Services Division.
Your responsibilities will include estimating, developing and managing project budgets, assisting with schedules, and overseeing resource allocation to ensure optimal execution.
The role will encompass the delivery of a number of trades including but not limited to:
1. Carpentry
2. Roofing
3. Painting & Decorating
4. Hard Landscaping & Groundworks
5. Plumbing
6. Fabric Repairs
Your tasks:
1. Planning, coordinating and managing all phases of planned maintenance projects, including project initiation, planning, execution, monitoring and closeout.
2. Establishing project objectives, scope and deliverables in collaboration with stakeholders and ensuring alignment with client requirements.
3. Developing and managing project schedules, budgets and resource allocations to ensure cost efficiency and timely delivery.
4. Liaising with architects, engineers, contractors and subcontractors to monitor construction progress, resolve issues and ensure compliance with specifications and quality standards.
5. Managing procurement processes, including bid evaluations, contract negotiations and vendor selection.
6. Overseeing project budgeting and cost control and managing change orders to ensure adherence to budgetary constraints.
7. Conducting regular site inspections to assess project progress, identify risks, and ensure compliance with safety protocols and regulatory requirements.
8. Maintaining effective communication with project team members and stakeholders to provide project updates, address concerns and foster strong working relationships.
9. Developing comprehensive project plans, including H&S measures, timelines, resource allocations and procurement strategies.
10. Coordinating and overseeing construction activities, ensuring adherence to project schedules and specifications.
11. Assisting in the procurement of material for construction and building maintenance projects, ensuring vendor and price point analysis is diligently carried out.
12. Evaluating and selecting contractors and subcontractors based on qualifications, experience and cost-effectiveness.
13. Monitoring project progress, tracking key performance indicators (KPIs) and reporting on project status to stakeholders.
14. Ensuring compliance with safety regulations and legal requirements, prioritizing a safe working environment for all involved.
15. Managing construction project documentation, including contracts, permits, drawings and change orders.
16. Conducting regular meetings to facilitate communication, address challenges and to meet project objectives.
17. Providing regular updates and reports on project status, including milestones, budget updates, and any significant developments or risks.
18. Implementing and enforcing safety protocols and ensuring compliance with local building codes and regulations.
19. Carrying out thorough project evaluations and assessments to identify areas for improvement and implement necessary corrective measures.
20. Providing leadership and guidance to the project team, fostering a collaborative and high-performance work environment.
21. Assisting the Operations Manager with quarterly reporting and targets.

Your place of work will be our client’s work sites and our premises near the NEC. Your working hours will be between 7am – 4pm (on site).
You will be provided with a company vehicle to carry out your work, or car allowance.
Our work sites are generally within a 60 mile radius of Coventry/Birmingham; however, we do operate on a case-by-case basis.
The salary range will be between £38,000.00 - £42,000.00 per annum based on skillset and experience, this may be subject to successful passing of probation period.
