Your new company
On behalf of a Local Council, we manage and maintain approximately 10,200 Council homes. We look after approximately 400 leasehold homes on behalf of the Council and manage garages, shops and land in neighbourhoods with Council housing. Additionally we have our own homes that we built for social rent in the area. As a company we are owned by the Council. Any profits are invested in improving housing in our district.
Your new role
Managing and supporting a team of around 10 Area Housing Officers in their day-to-day role (tenancy management, tenancy law, low level ASB and nuisance, safeguarding, hoarding, complaints and councillor involvement, lettings and ensuring things like fire risk management in clear corridors, and no access cases to support gas and electrical safety)
* The postholder will lead and manage an area-based Housing Management Team
* Provision of an effective Voids management service, including lettings, technical client and performance of the Repairs and Maintenance contractor, ensuring that void turnaround timescales are minimised and perform within target.
* Establishment of an effective Estate Management service, utilising highly visible estate walkabouts, involving the community and other stakeholders in the process
* Assisting Asset Management colleagues in developing estate improvement schemes, and providing input and support to Capital spending programmes with tenant liaison as appropriate
* Establishing robust performance management systems, covering all aspects of the service, to ensure all areas are monitored effectively and targets are clearly established and achieved
* Ensuring that Area Staff provide a visible presence on our estates and are the "go to" people for our customers on all estate management issues
* Liaise effectively with the tenancy enforcement team to deal with cases of Anti-social behaviour on our estates and to ensure that effective partnerships are in place with other key stakeholders in the field.
* Undertake eyes and ears functions on our estates particularly around Fire Safety and subsequent follow up actions, referrals to other bodies and associated actions
* To oversee the involvement of the team in any safeguarding issues that arise and in accordance with agreed policy objectives, ensuring that intervention is done so at the right level.
* To build up strong relationships with communities and tenant-based groups, attending meetings as appropriate and ensuring follow up actions are taken.
* Working with the Tenants Forum, Scrutiny Panel and uninvolved customers to improve the standard of service provided, also ensuring consistency of standards across the portfolio.
* Dealing with any complaints, Councillor and MP enquiries in a timeous and rigorous manner, ensuring that any lessons learnt are shared with the team, to assist in continuous improvement to the service
* Developing strategies to manage complex tenancy issues
* To work effectively with colleagues, when required, in meeting Landlord Health and Safety Compliance obligations
What you'll need to succeed
* Previous Managerial experience within Housing
* CIH Qualification
* Driving licence and access to own Vehicle
