A Housing Association Business is looking for a Property Services Manager to play an important operational management role and be responsible for delivering a high quality, efficient customer service covering maintenance, repairs and voids.
What you'll do as Property Services Manager:
1. You will be the in-house specialist in component replacement activity, supporting the operational Property Services team in providing quality data-led information on the age and condition of components and stock.
2. You will lead in the line management of the multi skilled in-house team, Scheduler and Customer Service Assistant providing guidance, support and motivation; implementing positive and effective performance management.
3. Being well versed in the management of subcontractors you will also ensure that the systems that underpin these services are regularly reviewed and up to date.
4. You will be carrying out cyclical and planned maintenance activities across a number of workstreams, providing support in analysing and improving the processes resulting in improved quality, productivity, and efficiency.
5. You will implement the asset management monitoring systems and will utilise these to inform the programmes required for the future management of homes across Squared.
6. You will work closely with the Compliance and Health & Safety Partner, to ensure your team are performing their duties and responsibilities in accordance with the requirements of the company compliance and health & safety frameworks.
We're looking for a Property Services Manager with:
1. HNC/HND Building or equivalent
2. Professional qualification such as CIOB
3. NIBOSH certificates or NEBOSH National Diploma
4. 'RICS/CIOB accredited degree or equivalent
5. Emergency First Aid at Work
6. Qualification in H&S e.g. IOSH or NEBOSH
7. Qualification in Asbestos, water, Electrical, Gas
8. Experience in repair and maintenance in residential properties and line management
9. Understanding of compliance responsibilities within the housing environment
10. Experience of inspecting defects in dwellings and specifying cost effective repairs
11. Understanding of component replacements and programmes of work
12. Undertaking property inspections and preparing schedule of works
13. Experience of delivering high standards of customer service to all customers, internal and external
14. Experience in managing external contractors in addition to in-house team
15. Experience of managing and supervising staff and contractors
16. Good computer skills including proficiency in the use of word and excel windows-based applications
17. Full driving licence valid for the UK and access to own vehicle
