Annual salary: up to £65,000.00 Senior Commercial Manager Coatbridge Full-Time, Permanent Role Salary £65,000pa We are seeking a highly motivated and experienced Senior Commercial Manager to lead all estimating and commercial activities for our capital investment projects in North Lanarkshire for our Enterprise Contract for Housing and Corporate Property Maintenance and Investment with North Lanarkshire. This pivotal role will involve overseeing the management and pricing of opportunities from the Client including, project tender compilation and submission, negotiating with our supply chain of sub-contractors and suppliers through to valuations and final accounts. There will also be a supporting role for the Repairs & Maintenance (R&M) services managed within the wider commercial team. You will be responsible for leading a dynamic team and driving growth through strong commercial management practices. About the Role Reporting to the North Lanarkshire branch Commercial Director, you will be an integral part of a team that is committed to delivering high standards of commercial activities for housing and corporate properties. The role requires strong leadership and a sharp focus on maximising profitability while ensuring delivery of social value, health and safety, quality, and cost control standards are met. Principal Accountabilities: Leadership & Team Management: Lead the commercial team and processes to ensure maximisation of profit, cash flow, risk management, and accurate performance reporting. Cost & Value Reconciliation (CVR): Conduct reviews, audits, and forecasts to ensure accurate cost and value reconciliation across all contracts. Commercial Targets & Incentivisation: Establish and monitor commercial targets using MCM data and contract P&Ls. Assess profitability and performance versus budget and implement actions to maximise work valuations. Contract Management & Optimisation: Review and monitor Schedule of Rates, open book, and fixed-price contracts. Convert values across pricing modules to optimise contract performance and resource use, including supplier and subcontractor payments. Profit Improvement: Support underperforming contracts with profit recovery plans. Facilitate cash conversion and promote best practices across contracts. Tendering & Mobilisation: Support in price tendering, commercial mobilisation of new contracts, and providing training to enhance the commercial awareness of operational staff. Customer Experience: Ensure excellent customer service by adopting a professional approach in all communications with stakeholders. Adhere to high standards of Health & Safety and maintain company assets in good condition. Service Delivery: Work collaboratively with team members to ensure efficient service delivery, support high levels of customer satisfaction, and ensure compliance with standard operating and contractual procedures. Role Criteria Extensive experience in all aspects of commercial contract management, ideally within the construction sector aligned to public sector contracts (i.e. Central and Local Government, Housing Associations and other spublic sector entities.). Proven ability to lead teams and manage complex commercial activities across multiple projects. Strong understanding of financial performance management, cost control, and contract negotiations. Experience with Schedule of Rates, open book, and fixed-price contracts. Ability to assess and improve underperforming contracts and ensure financial targets are met. Excellent communication and stakeholder management skills. Strong organisational and leadership abilities with a focus on continuous improvement.
