Job Summary
We currently have two Estates Team Manager vacancies within the Department of Facilities Management: 1 x Based at Southport Hospital and 1 x Based at Ormskirk Hospital.
The post holder will act using their own initiative, as an Estates Team Manager, responsible for the management of a comprehensive maintenance service to include property maintenance, equipment maintenance, grounds and gardens maintenance and the efficient use of all utilities.
The Post holder will deputise for the Operational Estates Manager in their absence and manage the routine and/or non-routine fault diagnosis, repair, maintenance and operation of a wide range of complex building services and systems across the whole range of Buildings and equipment maintained by the Trust.
Main duties of the job
* To assist in managing the maintenance budget and deliver a balanced outcome through efficient use of resources for the area of responsibility.
* Manage all directly employed staff including:
o Engineering Technicians
o Building Crafts Persons
o Maintenance Assistants
o Storekeeper
* Manage all external service Contractors who provide maintenance services to the sites.
* Ensure compliance with all Contractual / Statutory / Mandatory undertakings associated with delivery of a comprehensive maintenance service.
* Assist in managing the maintenance service to ensure it achieves a level of quality acceptable to the users of the service within the delegated financial constraints including service level agreements held with other external bodies/partner organisations.
* Liaise with Trust management, Nursing personnel, Support personnel, Statutory bodies and specialist contractors to advise on the best course of action to be taken in situations as they arise and carry out recommendations as necessary.

Qualifications Essential
* H.N.C. or equivalent in a relevant discipline

* Degree - Building services or equivalent
* First line management qualification
* Relevant Health & Safety qualification
Knowledge Essential
* A Mechanical / Electrical apprenticeship
* Ability to understand and interpret engineering drawings
Desirable
* First line management experience
Skills Essential
* Good organisational skills and ability to address and develop solutions to problems
* Good communication skills and the ability to maintain effective working relationships throughout the organisation
* Ability to work on own initiative and as part of a team
* Able to follow written instructions and procedures
* Competent in Information technology (IT) in particular Microsoft office
* Able to cope with demanding and stressful situations
* Ability to be sensitive to issues that may impact on patients, visitors and staff
* Must possess a current full driving license
