The successful candidate will play a key role in managing asset and operational matters for our portfolio of UK Residential assets, contributing to our rapid growth, which currently stands at approximately £2 billion AUM in the UK and 11 billion across EMEA. We seek a candidate who can elevate our Residential capabilities, serve as a best-in-class asset manager, and support our transaction and fund management teams. This dynamic role offers the opportunity to take a leading part in shaping the future of our Residential business and will involve travel across the UK, with potential opportunities for travel in Europe. The primary responsibility is to actively manage assets within our UK Residential platform to maximize value and investment returns. The candidate will also assist the wider EMEA residential team in developing best practices across Europe. Key Responsibilities: - Collaborate with the Head of UK Residential Operations to evaluate UK residential acquisition opportunities. - Partner with transactions and fund teams to lead the delivery and mobilization of new housing projects and capital improvements, optimizing net operating income in line with the fund's strategy. - Oversee forward fundings, capex projects, and developments to ensure timely and high-quality delivery. - Manage third-party monitoring surveyors to ensure value for money and quality. - Enhance specifications to deliver best-in-class quality and value for new homes. - Ensure new homes meet standards for design, fire safety, environmental performance, and structural integrity. - Conduct regular site visits and attend contractor meetings. - Oversee ESG-related retrofit and decarbonization programs and improve fund GRESSB ratings and net zero initiatives. - Manage capex asset management initiatives and upgrade existing stock as necessary. - Supervise property managers on dilapidations and technical defects. - Oversee third-party lettings and management performance according to KPIs. - Support the delivery of business plans for all UK residential assets. - Liaise with third-party operational managers, managing agents, estate agents, and registered providers to drive performance aligned with fund strategy. - Maintain data quality for all residential assets. - Contribute to the property valuation process. - Assist in preparing properties for sale as needed. Personal Specifications: - Minimum of 5 years of relevant experience in residential or closely related sectors, with a preference for experience in Affordable Housing. - In-depth knowledge of residential tenures, rental regimes, and regulatory matters; familiarity with sectors like student accommodation and senior living is advantageous. - Experience in both development and asset management. - Strong operational capabilities paired with sound commercial acumen. - Ability to conduct and analyze management, technical, and operational due diligence, presenting findings to diverse stakeholders. - Passion for and knowledge of ESG principles to guide decision-making. - Willingness to collaborate beyond immediate responsibilities to support the growth of the CBREIM Residential platform. - Strong market presence with established relationships with service providers, local authorities, and developers. - Familiarity with residential valuation methodologies, cash flow modeling, and development appraisals is beneficial. - Personable and effective in business interactions with colleagues and clients. - Organized, focused, and detail-oriented. Skills Required: - Fluent in English. - Degree in economics, real estate, statistics, geography, urban planning, or related fields. - Strong commercial acumen in residential management. - Proven track record in asset/operational management with an ESG focus. - Experience in forward fundings and collaborating with developers and contractors. - Understanding of development agreements and JCT contracts. - Experience in managing capex projects for existing properties. - Demonstrated commitment to enhancing tenant experience. - Expertise in technical due diligence. - Ability to manage day-to-day partner relationships. - Enthusiastic about innovation and making the role unique. - Advanced IT skills, particularly in Microsoft Excel and PowerPoint; knowledge of AI is a plus.
