What will you be doing?
Role Specific Responsibilities
* Carry out surveying/project management duties including external and internal communal area inspections. Identify and record the current condition in report format and any repairs or component replacements needed. Justify intended works to leaseholders from the surveys and reports.
* Project manage existing projects including those that have been tendered and the External Planned Maintenance programme.
* Prioritise urgency of repairs to properties and blocks and cross reference with stock data. Draw up specifications of work.
* Use the specifications to create tenders and quotes for pricing. Issue the tenders to approved contractors and monitor responses. Evaluate tenders and quotes upon return. Draw up and obtain signatories for JCT contracts.
* Effectively manage the delivery of the works by monitoring progress against target and liaising with the contractor.
* Carry out regular site visits and post inspect the works, ensuring it is completed to a good standard and to correct specifications.
* Provide technical direction and support to a range of internal and external stakeholders, including contractors, staff and residents.
* Ensure effective resident communication before and during the works period by the association and contractors.
* Monitor and observe any leaseholder requirements in line with legislation. Draft S20 estimates and respond to leaseholder queries relating to the planned works.
* Provide an effective response to complaints from stakeholders and ensure issues are resolved satisfactorily with clear communication throughout.
* Deliver an effective customer-focussed technical service, ensuring residents receive excellent standards of customer care.
* Promote collaborative working with other departments/staff/outside agencies as appropriate.
* Ensure that all works are within budget and completed within agreed timescales.
* Review party wall notices and aids and adaptation specifications, before agreeing with local authorities and occupational therapists.
* Have a Knowledge of CDM regulations and JCT contracts.
* Undertake budgeting and forecasting.
* Any other tasks that may be necessary for the Asset Investment department.
* To contribute positively towards the organisation’s corporate risk management and to mitigate against risks to the business; to be mindful of the level of risk inherent in my role and to manage operational risk in relation to my duties; to implement risk systems and mitigations as appropriate; to contribute to the team risk register during team meetings; to discuss any areas of risk in relation to my role and to raise these during individual one-to-one meetings.

* At least three years working in surveying/project management capacity, preferably in a housing and technical surveying environment.
* A valid driving licence.
About You
Education & Qualifications
* Evidence of a good educational standard, including GCSE English.
* Holds or working towards a relevant building qualification, e.g. RICS, HNC, NVQ3 or higher.
* Excellent technical knowledge and awareness of housing legislation, positive practice, and health and safety.
* Technical surveying skills and experience of writing specifications of work.
* Good written and verbal skills.
* Ability to analyse and manage information.
* Good planning and organising skills.
* Good numerical and analytical skills.
