PRS are now in need of a Mult-skilled Engineer to undertake planned preventive maintenance, reactive repairs to plant and equipment along with supporting the day-to-day operations on a static site in Windsor.
The hours for this position are Monday to Friday with a 1 in 6 call out rota. The standby rate is £100 + x1.5 rate and x 2 rates. call out is a minimum of 4 hours pay.
PURPOSE OF THE JOB
MAIN DUTIES AND RESPONSIBILITIES
To deliver the following:
1. Ensure that routine PPM is carried out to all plant in accordance with Site task schedules and asset lists as per the PPM planner.
2. To operate a Permit to Work System in accordance with company Quality, Health & Safety procedures and site requirements (or approved site system).
3. Ensure that reactive tasks throughout the building are completed and be proactive in highlighting areas where improvements can be made. These reactive calls to also include fabric related items.
4. Provide 1st Line Support requirements to site: To include: Management of FM high priority tasks (inclusive of Operational Services) where required.Implement resolutions related to 1st Line Support tasksLiaise with key site stakeholders on status of 1st Line Support activitiesWork closely with duty management to ensure proper handover of tasks where required.
5. To operate as part of a call out rota to support the business
6. To support with Out of hours PPMs for supervision of supply chain (Fire) and self delivery PPMs (EML), with adjusted shift pattern.
7. Ensure that plant faults and defects are swiftly remedied to maintain plant in serviceable order at all times.
8. Ensure that suitable spares are available to carry out both maintenance and reactive works. To provide parts lists and estimated timescales to carry out remedial works.
9. Ensure that all relevant paperwork and CAFM updates are completed regarding PPM, reactive and breakdown works and that it is passed without delay to the contract administrator.
10. Ensure that Method Statements and Risk Assessments are prepared and used for all tasks undertaken to ensure safe working practices at all times.
11. To develop a good working relationship with all members of staff, subcontractors and the site representatives.
12. Ensure the provision of a Safe and Healthy working environment. To include the wearing of uniform and PPE at all times.
13. Ensure up to date shift logs are kept at all times.
14. Ensure that all plant rooms under the responsibility of company are locked at all times and are kept in a clean and tidy condition.
15. Supervising and monitoring of sub-contractors works whilst they are on site undertaking maintenance.
16. To support contract support and duty management in planning and covering for holiday and absence cover where required.
17. Ensuring site remains compliant for statutory compliance visits delivered by supplier partners
18. Maintaining site records as hard copies and via the electronic document storage platform
19. To undertake lone working when and where required, subject to passing satisfactory training.
20. Ensure assigned tasks are actioned and completed as appropriate with the relevant CAFM system.
21. To ensure tasks as directed are completed with the appropriate H&S awareness/ implementation.
22. Ensure compliance to the contractual KPI’s/SLA’s, with mitigation explanations for works that fall outside the SLA.
23. Take Ownership for quotations and the progressing of tasks arising from remedials and 2nd fix tasks for self-delivered and sub contracted tasks
24. Ensure Computer Based Maintenance system, e.g. Maximo, is kept up to date and that PPM and reactive tickets are closed out with accurate data captured.
25. Any other task as directed by the account management team.
SKILLS & QUALIFICATIONS
Good all round knowledge of general building works, diagnostic and repair procedures, working knowledge of building services systems and maintenance schedules.
PERSON SPECIFICATION
26. A good basic education is essential, with good written and spoken English
27. Basic Mathematics skills
28. 17th / 18th Edition, C&G Electrical Qualification (NVQ 3 Practicing Electrician – with Experience)
29. C&G Level 2 Qualification in Mechanical / Electrical – with Experience
30. Formally trained in electrical/mechanical maintenance
31. BMS Knowledge
32. Experience of maintaining all relevant mechanical and electrical equipment to clearly defined criteria.
33. Good all-round knowledge of general building works, diagnostic and repair procedures
34. Working knowledge of building services systems and maintenance schedules
35. Understanding of demarcation between maintainable assets under the contract scope
36. Good verbal communication skills
