Job Purpose
The Building Fabric Technician is a multi-site role offering building fabric maintenance services across a range of disciplines aimed at keeping services and costs in-house. There work includes a mix of PPM and reactive building fabric works internally and externally to include
Building
1. Roof - repair roof leaks, gutter and gully repairs and replacement
2. Brickwork – repairs to walls
3. Floor – repair and replacement of vinyl and ceramic tiles
4. Car Park / yard works
Fabric
5. Install and repair internal cladding, wall tiling, doors, protection works, office workstations, signage, carpentry, plastering and general shop fittings.
6. Painting and decorating
7. Carry out minor painting repairs.
8. Plumbing and drainage
9. Replace toilets, sinks, drainage lines and sanitary units and panels.
10. Repair leaking taps and washers.
Joinery
11. Wall, floor, and associated fittings repairs.
12. Ironmongery and hardware repairs and replacement.
Planned Maintenance
13. Roller shutters – annual PPM and reactive repairs
14. Trolley bay – bi-annual PPM
Key Accountabilities
15. Attend training courses as and when necessary, by the company.
16. To carry out minor alterations and installations within the individual’s technical competence in accordance with current specifications agreed with M&S.
17. Complete all necessary PPM’s and reactive maintenance schedules within agreed timescales and to ensure all necessary paperwork is completed accurately and as required.
18. Carry out all tasks in accordance with specific KPI’s.
19. Responding promptly and positively to service call requests from the Helpdesk and to assess the requirements of the job and carry out repairs as necessary.
20. Monitor and update the Mercury system including live job updates.
21. Prioritising and completing minor maintenance and repair work to agreed timescales.
22. Ability to maintain/repair a range of building fabrics and ground works, to recognised standards whilst working with minimum supervision.
23. To liaise with project teams on store alterations, modernisations, and other relevant works.
24. To identify non-repairable issues and promptly advise the AMM of findings, with recommendations regarding suitable alternatives.
25. Although aligned to an area for the purpose of PPM completion there may be times that the BFT may be required to attend other sites to carry out work.
26. Support other City technicians/teams with any major or minor maintenance work.
27. Comply with the company policies and procedures.
28. Complying with the company Health and Safety Policy at all times.
29. Complete all mandatory online training and Evolve modules.
30. Represent the company in a professional manner at all times and develop a good working relationship with City and client colleagues.
31. Work with company and client colleagues to ensure laid-down standards of quality are maintained at all times.
32. Ensure that all costs are approved.
Candidates background & experience -
33. Must be time served Joiner/carpenter
34. Knowledge of basic plumbing and carpentry is essential
35. Speed and efficiency of work.
36. Problem Solving.
37. Good PC Skills – iPad.
38. Full/clean UK driving license.
