Position: Senior Property Manager
Salary: Excellent, plus bonus + benefits
Location: Central London, some flexible hybrid available
Capstone are working with a prime real estate investment and development company in search of a Senior Property Manager.
The focus is to offer a high quality and holistic approach to property across its disciplines, with quality of product and customer satisfaction at its core. This will include the management of individual properties, blocks and private family portfolios, as well as offering lifestyle concierge services.
You will be joining a small but forward-thinking and growing business at a crucial and exciting stage. I am searching for an ambitious and entrepreneurial member of staff to lead the asset and residential management business including existing clients and the development pipeline.

About you:
* Proven track record in property/asset management, preferably in the prime or super-prime residential market.
* Strong entrepreneurial mindset with experience in scaling business operations.
* Exceptional understanding of luxury property management, including high-net-worth clientele expectations.
* Demonstrated ability to generate and grow revenue streams.
* Experience managing property portfolios of comparable size and value.
* Previous experience of budget preparation and cost control.
* Previous staff line management experience.
* Ability to manage contracts of work with Contractors.
* An understanding of the principal aspects of legislation relating to the management of residential property law.
About the role:
* Act as the representative towards Lessees, Tenants and Developer clients as appropriate, ensuring all areas of the properties are fully presentable, serviced and properly maintained.
* Overall Line Management - ultimate responsibility for all on site staff and the internal team and effective management of each property.
* Develop and implement the overall Man Co, asset management, block management and residential management business plan and strategy for the different developments.
* Budget setting and financial planning - prepare year end budgets and present for approval to line manager within an agreed timeframe. Review annual accounts and provide updates as required.
* Monthly financial reports - prepare and present financial summary reports.
* Monthly expenditure review against budget and ensure effective cost control.
* Process control - review and implement processes to oversee and ensure asset compliance.
* Performance / Quality assurance - undertake staff appraisals at mid-year and annual reviews.
* Cyclical review of maintenance contracts - to include quarterly review against performance, market testing annually.
* Resident communication - draft resident communication to present to the client.
* Health and safety review - quarterly review of health and safety reports.
* Site inspections - weekly site inspections or as agreed with the client.
* Meetings - attend meetings with clients to report on strategic and financial planning along with future pipeline works to include major projects.
* Direct liaison and communication (ensuring high levels of customer service) with residents, identifying areas of concern, issuing correspondence and resolving day to day management and maintenance matters.
