We are currently looking for a Disrepair Manager to join our team in Slough.
Overall Purpose of the role: The Disrepair Manager is responsible for overseeing and managing housing disrepair claims, ensuring properties meet required legal and safety standards, and working collaboratively with internal teams and external stakeholders to resolve issues efficiently. The role involves leading a team, coordinating repairs, and ensuring compliance with housing legislation to mitigate legal risks and improve tenant satisfaction.
Accountabilities/Responsibilities:
1. Oversee and manage disrepair claims, ensuring timely and effective resolution.
2. Conduct property inspections and assess the validity of claims.
3. Develop and implement strategies to minimize disrepair cases and associated costs.
4. Work closely with contractors, maintenance teams, and surveyors to coordinate necessary repairs.
5. Monitor the progress of repair works, ensuring quality and timely completion.
6. Manage budgets and costs related to disrepair claims and repairs.
7. Act as the key liaison for legal teams regarding housing disrepair cases.
8. Ensure that all disrepair claims are documented and handled in accordance with legal and regulatory requirements.
9. Implement preventative measures to reduce the occurrence of disrepair claims.
10. Liaise with tenants, legal representatives, and internal teams to resolve disputes amicably.
11. Provide reports and updates to senior management on disrepair trends and risk assessments.
12. Work with housing officers and tenant liaison officers to address tenant concerns proactively.
13. Promote a customer-focused approach to handling disrepair cases.
Skills & Experience:
1. Experience in housing disrepair management, property maintenance, or a related field.
2. Strong knowledge of housing law and disrepair regulations.
3. Ability to assess property conditions and recommend appropriate remedial actions.
4. Excellent communication, negotiation, and problem-solving skills.
Desirable:
1. Experience working within a housing association, local authority, or property management company.
2. Knowledge of health and safety regulations related to housing.
3. Relevant qualifications in housing, property management, or construction.
