JOB TITLE Caretaker JOB PURPOSE As the primary point of contact for residents at a high-end residential building in SW10, London, the Caretaker is vital in ensuring the property's cleanliness, security, and overall condition. Your professionalism and service will greatly influence residents' views on building management. KEY AREAS OF RESPONSIBILITY/DUTIES - Cleaning: Maintain cleanliness of external and internal areas, including entrances, yards, fire escape, communal spaces, and the lift. Responsibilities include sweeping, washing, disinfecting, polishing, and periodic carpet and window cleaning. - Rubbish Collection: Manage bin bags, keep bins and surrounding areas clean, and monitor for rodent activity. - Light Bulb Changing: Ensure proper lighting in common areas, handle light bulb replacements, and report any issues to the property manager. - Testing of Communal Systems: Regularly test fire alarms and lift emergency telephones. - General Duties: Oversee interior landings and stairs, take monthly gas and electric meter readings, report maintenance issues, provide access to and monitor contractors, and address resident complaints and suggestions. Ensure compliance with Health and Safety regulations. AREA OF RESPONSIBILITY Communal internal areas of the building in SW10, London, including some external yards and entrances. PERSONAL REQUIREMENTS - Dress Code: Maintain a professional appearance or wear the provided uniform. Ensure clothing is clean and properly worn. - Interpersonal Skills: Exhibit professionalism, politeness, and helpfulness. Direct building management-related requests to the property manager. SALARY AND BENEFITS Working Hours: 8:00 AM to 11:00 AM, Monday to Friday (Adjustment of hours may be considered) Availability for urgent issues or emergencies outside these hours is required.
