The Amber Foundation offers supported accommodation to homeless, unemployed, and disadvantaged young people (aged 18 to 30) who are facing multiple disadvantages including lack of training, education and employment, addiction and substance misuse problems, mental health difficulties, and may have been involved in crime and offending behaviour.

This role is based at our Downsview site, Ashford, Kent TN24 9QP.
We are looking for a Maintenance Person to ensure our buildings and surrounding grounds are kept in good repair, with emphasis on first-class workmanship and a meticulous eye for detail. You will be responsible for operating and maintaining a viable and effective preventative maintenance programme for the whole site, including the buildings, vehicles, and surrounding grounds. You will ensure that all maintenance problems and queries are dealt with quickly, efficiently, and effectively, as well as ensuring all maintenance and repair activities are carried out safely and securely, and in line with company policies and procedures, and current health and safety legislation.
Primary Responsibilities, Tasks and Duties
1. Responsible for general security for the buildings and grounds at all times.
2. Be proactive in assessing for maintenance issues, health and safety including reporting of building and ground defects.
3. Book, meet and attend to all contractors visiting or working on the site.
4. Carry out errands or ad hoc duties as directed by the Service Manager.
5. Oversee, as instructed, the efficient working of all heating, fuel, and electrical systems.
6. Take utility meter readings as necessary and maintain approved records including any concerned with energy efficiency.
7. Undertake specified cleaning duties, including clearing of guttering.
8. Clean and be responsible for the tidiness of paths, drives, and other hard surfaces within the site grounds, including general gardening, weeding, and cleaning of external windows.
9. Note and report as necessary on matters affecting the health and safety of persons on the site.
10. Undertake repairs and maintenance of furnishings and buildings as agreed with the Service Manager.
11. Keep paths, access points, and entrances free of moss, snow, and ice to ensure safe passage.
12. Report defects in buildings, furniture, fittings, and plan as required by regulations or the instructions of the Service Manager.
13. Ensure car park and courtyards are kept clear from glass, debris, and litter.
14. Supervise deliveries and check and deliver to the appropriate recipient. Remove any large refuse discarded during the day from offices, corridors, team rooms, and communal spaces.
15. Check hallways, stairwells, and corridors at the end of every day to ensure no obstructions and that floor areas and emergency exits are clear.
16. H&S monitoring including Legionella, Fire, and Asbestos management.
17. Conduct daily/weekly inspections of equipment, machinery, furniture, and furnishings ensuring safety for use by staff and residents, reporting any issues to the Service Manager.
18. Maintain store cupboards ensuring they are kept clear and tidy.
19. Perform handyman duties such as painting, repairs & maintenance of fixtures and fittings, erecting shelves and notice boards, and simple plumbing repairs.
20. Maintain the garden area free from litter and weeds, including pruning of small shrubs and bushes.
21. Provide basic training to staff and residents in the safe use of household tools.
22. Occasionally supervise and/or work alongside residents who may wish to assist in completing general maintenance tasks to develop their own independent living skills.
23. Adhere to all relevant legislation including licensing, Health and Safety at Work Act 1974, COSHH, Environmental Health, Fire Precautions, Manual Handling, and others.
24. Attend training courses relevant to the post ensuring continual personal and professional development.
25. Present oneself as a role model to residents and colleagues in language, dress, behaviour, and attitude.
This is a part-time, permanent role for 1.5 days per week (11.25 hours weekly).
Salary is £7,740 per annum.
