Job Introduction
Reporting in to the Head of Estates, you will be responsible for the successful operation and management of the Group's property portfolio within England, Scotland, and Wales. Aligning with the Group Estates strategy, you will deliver a range of property-related services including facilities management, compliance, project management, and driving value and efficiencies consistently across the Group.
Key Responsibilities
* Responsible for the management and maintenance of the property portfolio in accordance with the Group Estates strategy.
* Effective management and implementation of all property delivery plans underpinning the Group Estates strategy.
* Develop a detailed knowledge of the full property portfolio through regular site visits.
* Work with the HOE to monitor and control the Capital and Opex Budgets relating to the property portfolio.
* Collaborate with Group Finance to ensure that property budgets are current and accurate.
* Work with the HOE and the IHPL to deliver efficient management of the day-to-day running of the property portfolio.
* Build strong and supportive relationships with key stakeholders.
* Conduct routine property inspections to assess condition and identify maintenance needs, overseeing repairs and maintenance.
* Support lease management activities in relation to the preparation of properties for acquisitions and disposals in line with Group requirements.
* Regularly review onsite property records to ensure all safety certificates are up to date.
* Ensure full compliance with relevant property statutory legislation, regulations, and professional standards across all sites.
* Collaborate with the HOE and IHPL to help deliver an Estates function.
* Work with the Head of Risk to assist in implementing a fit-for-purpose property risk management strategy.
* Review and manage all professionals and advisers to the Group in connection with the portfolio to drive quality of advice, external spend, and efficiencies.
What We're Looking For
* Experience within a Property Management Role with previous experience of managing a large property portfolio and operating and monitoring estates budgets and expenditure.
* Understanding and experience of commercial and legal issues in property acquisition/rationalisation and disposals.
* A relevant professional qualification and chartered body membership.
* Programme/Projects management experience to lead significant property projects.
* Proven financial acumen.
* Flexibility and agility to the working day, including being prepared to travel and attend sites across the UK (could include overnight stays).
* Good time management, organisational, and IT skills (MS Office, In House Property Database).
* Results-driven, with the energy and determination to succeed in a fast-paced environment where the pace of response and leadership is critical to success.
* Confident communicator who can manage relationships and is comfortable addressing resistance to change.
* Excellent written and verbal communication skills.
* Proven ability to take ownership of workloads and work independently and as part of a team, delivering to deadlines and ensuring quality outcomes.
* Displays a positive attitude and innovative approach to problem-solving.
* Full, current driving licence.
