About the Role: As the Commercial Manager / Quantity Surveyor, you will play a pivotal role in delivering high-quality projects across residential, commercial, and mixed-use sectors. You will lead the financial and commercial management of projects, providing expert cost consultancy and contributing to our client-first approach. Responsibilities: Provide Cost Consultancy and Quantity Surveying services across multiple sectors, primarily residential, commercial, and mixed-use. Develop comprehensive project strategies, defining procurement methods, roles, and responsibilities. Create and maintain schedules, cost tracking, and project documentation for effective programme management. Conduct risk assessments and implement mitigation strategies. Perform initial feasibility studies, site visits, and cost appraisals. Prepare detailed cost plans during design development, ensuring alignment with client objectives. Conduct contractor and subcontractor vetting and manage PQQ processes for new suppliers. Analyse tenders, report findings, and prepare contract documents for execution. Issue monthly interim valuations, including invoices for contractors, consultants, and clients. Oversee final account settlements, change orders, and variations with contractors. Manage any loss and expense claims as required, keeping clients informed of progress. Work closely with cross-functional teams to ensure a cohesive approach to project delivery. Foster and manage strong client relationships to ensure high levels of satisfaction and repeat business. Contribute to post-completion project reviews, supporting continual improvement and value realisation. Requirements: Proven experience in London residential development, from project inception through to completion. Chartered status with RICS (preferred) and comprehensive understanding of JCT and NEC contracts. Strong commercial acumen, able to effectively manage and guide project teams. In-depth knowledge of project components and construction costs, with experience in various procurement methods. Excellent communication skills, both with internal teams and clients. Strong decision-making skills, able to work autonomously while managing complex project details. Proficient in relevant IT applications, including Office, Outlook, BIM/CAD measure, and cost planning software. Highly organised, self-driven, and committed to contributing to a high-performing team.
