Job Title: Sales and Lettings Negotiator
This is an exciting opportunity to manage and grow the lettings side of our Poole-based business.
The successful candidate will be a team player with a sense of humour, self-motivation, approachability, and excellent communication skills. They must be capable of working under pressure, multitasking in a sales and lettings office, and have a positive attitude.
We are seeking a skilled negotiator who can communicate effectively, negotiate successfully, and overcome problems with ease. While part of the role is customer-facing, the other aspect is process-driven, requiring a methodical and organized mind.
The ideal candidate will have excellent organizational, diary, and time management skills, as well as being responsible for their own diary management and workflow. They will be approachable, upbeat, and possess a strong work ethic.
This role involves majority lettings with some sales negotiation. The successful candidate will receive administration support in this role.
Working Hours:
* Monday to Friday: 8:45 AM - 6:00 PM
* Saturday morning: every 6 weeks
A valid driving licence is required to use the pool car.
Key Responsibilities:
Listings:
* Conduct valuations
* Prepare details, arrange photography, and create floor plans
* Distribute Terms of Business
* Market properties on sales portals
* Perform Anti-Money Laundering (AML) checks on landlords
Viewings & Offers:
* Conduct viewings and vet prospective tenants/buyers
* Record all offers
* Provide feedback
* Manage the lettings database
* Present tenants/buyers to the landlord
* Distribute holding deposit forms when a tenant is confirmed
* Conduct referencing
* Carry out Right to Rent checks
* Draft Assured Shorthold Tenancy agreements
* Prepare invoices ahead of move-in
* Register deposits
* Book inventory
During the Tenancy:
* Process rent and chase outstanding payments
* Manage keys throughout the tenancy
* Report any issues
* Organize contractors
* Communicate and resolve issues throughout the tenancy
* Conduct property inspections and prepare reports
* Maintain regular contact with tenants/landlords
At the End of the Tenancy:
* Inform all parties
* Book checkout reports
* Initiate deposit returns
* Record end-of-tenancy meter readings
Additional Responsibilities:
* Ensure all properties have up-to-date Energy Performance Certificates (EPCs), Gas Safety Certificates, and EIRC documents. Monitor and record expiry dates and book replacements in advance.
* Explore new business opportunities
* Develop marketing ideas for social media, statistical content, and relevant materials
* Update Terms of Business and tenancy agreements as required
Estimated Salary: £25,000 - £35,000 per annum, depending on experience.
