Location: Social Housing, Residential, Manchester
Salary: £85,000 - £90,000 with competitive benefits package and flexible working

Commercial Manager - The Role:
1. As part of their ongoing growth, our client is seeking a Commercial Manager to join their team and contribute to the success of this leading construction business.
2. In this role, you will oversee the broader commercial team, supporting projects valued up to £30m.
3. To oversee all commercial aspects of the division’s performance and reporting. Provide support to the Divisional Director in all commercial matters and provide direction, support, development, and empowerment of individuals to achieve both divisional and individual aims and objectives.
Financial Responsibilities:
1. Actively manage and monitor financial aspects of contracts at all stages, ensuring that the forecast is accurate and the cash position of each project is maximised without compromising either contractual arrangements or relationships.
2. Actively interrogate all appropriate financial and contractual information, ensuring that it accurately reflects the Divisional position and allows the Divisional Director to report to the Board of Directors on the performance of the division.
3. Ensure that there is active support and buy-in to the group procurement deals by ensuring the surveying team communicates this to subcontractors at tender stage and applies at order stage.
People Management Responsibilities:
1. Ensure that Surveyors understand their responsibilities for the preparation and negotiation of interim valuations and final accounts and intervene if not carried out satisfactorily.
2. Support the wider Surveying team on all subcontract interim and final account applications to help ensure that all company payment procedures are implemented to comply with the Construction Act and/or other prevailing legislation.
3. Ensure that claims by subcontractors have been addressed, and support the surveying team in preparing any necessary documentation/correspondence to protect the Company’s interests.
4. Check that, at all times, the drafting and placement of subcontracts are being completed following the Company’s authorisation procedure.
5. Keep abreast of the preliminaries/site management costs and ensure that the Project team is advised accordingly so they can action and remedy over-expenditure.
6. Promote best practice within the team, ensuring that they develop in their ability and are able to meet the demands placed upon them by the business.
7. Support the bid and estimating teams, study documents at tender stage, and advise on onerous conditions therein, offering solutions when appropriate.
