Job Overview
As Site Manager (Occupied Refurbishment) you will be responsible for overseeing the planning, coordination, and execution of planned maintenance activities across a portfolio of occupied residential properties. This role involves managing maintenance schedules, budgets, and resources to ensure properties are maintained to the highest standard. As Site Manager you will work closely with clients, contractors, and internal teams to deliver a proactive and efficient maintenance service while ensuring compliance with all relevant regulations and health & safety standards.

Key Responsibilities
Planned Maintenance Strategy
Develop, implement, and oversee the planned maintenance program for residential properties.
Identify and prioritize maintenance activities to maximize asset lifespan and minimize reactive repairs.
Ensure that maintenance plans align with client objectives, budgets, and regulatory requirements.
Project Management
Plan and schedule maintenance works, ensuring timely delivery within agreed timelines and budgets.
Oversee multiple maintenance projects simultaneously, ensuring quality and efficiency.
Coordinate with site teams, contractors, and suppliers to deliver planned works effectively.
Compliance and Risk Management
Ensure all planned maintenance activities comply with health and safety regulations, building codes, and industry standards.
Conduct risk assessments and implement measures to mitigate potential hazards.
Maintain accurate documentation of maintenance records, certifications, and inspections.
Budget and Financial Oversight
Develop and manage budgets for planned maintenance programs.
Monitor expenditures and ensure cost-effectiveness without compromising quality.
Identify opportunities for cost savings and efficiency improvements.
Performance Monitoring and Reporting
Track and evaluate the performance of planned maintenance programs using KPIs.
Prepare and present reports on progress, performance, and future maintenance requirements.
Identify trends or recurring issues and implement strategies to address them.
Continuous Improvement
Review and refine maintenance processes to improve efficiency and service quality.
Stay updated on industry best practices, technologies, and materials to enhance maintenance strategies.
Implement innovative solutions to optimize property maintenance and reduce environmental impact.
Skills & Qualifications
Experience and Knowledge
* Extensive experience in residential property maintenance or facilities management, with a focus on planned works.
* Proven track record of managing maintenance programs across multiple sites or properties.
* Knowledge of building systems, construction, and maintenance best practices.

* Strong leadership skills with the ability to manage, motivate, and develop teams.
* Excellent communication and interpersonal skills for engaging with clients, residents, and stakeholders.

Education and Certifications
* Degree or diploma in Facilities Management, Building Services, Construction Management, or a related field is preferred.
* Relevant certifications, such as IOSH, NEBOSH, or equivalent, are highly desirable.
* Membership in professional organizations such as BIFM (British Institute of Facilities Management) is a plus
