About The Role Waldon Telecom is an essential infrastructure services provider to the mobile telecommunication sector in the UK. We work on behalf of large mobile network operators to acquire, design, and construct mobile telecommunication base stations across the country. We are looking for an Estates Lead to manage our Estates Team, which provides various Estate Management and specialist services to our clients. As the Estates Lead you will develop and manage the Estates contracts across all Operators and always retain Chartered Surveyor and Registered Valuer status. As a Chartered Surveyor you will also help support the Graduate Surveyors with their APC and other mentoring requirements. Key functions include code renewals of existing mobile telecom agreements, production of client valuation reports, negotiation of heads of terms / rent reviews and specialist advice to our wider Property Team. This role will include close collaboration with Waldons Clients and their legal advisers to achieve the best possible outcome. What will your key responsibilities be? Managing the Estates department and the team therein, including development. Accountability for the estates departments Profit and Loss. Providing forecasts to the Head of Property and the Senior Management Team as required. Consulting with Clients to determine network requirements. Negotiating terms including terms of agreement, rent, review provisions etc. Preparing standard form lease and code agreements. Preparing of site valuations. Liaising with Client and Landlord solicitors. Submitting invoice pro-forma for work undertaken on specific projects. Attending site as required. Updating Company and Client databases. Managing and reporting to the Client. Assessing leases. Attending client meetings. Preparing witness statements for litigation and further drafting with clients, and/or their solicitors and partners. Attending tribunals as witness and giving evidence. What skills & experience are we looking for? Full UK Driving License. Willingness to travel. A Chartered Surveyor with Registered Valuer Status. Strong knowledge of Acquisition within a Telecoms environment. Capable of taking ownership of a portfolio of sites from commencement through to legal completion. Excellent I.T. and database skills i.e. MS Office products, Sitetracker. Ability to influence, negotiate and persuade internal and external customers and suppliers at all levels. Ability to prioritise workload and meet key deadlines in a pressurised, target driven environment, whilst maintaining customer focused ethos. Excellent written and verbal communication skills with a strong ability to build positive relationships across a range of internal and external stakeholders. Ability to work within a multi-discipline team of professionals to achieve Business Goals. Ability to work effectively both independently and in a team-based environment to achieve programme targets. Strong multi-tasking and organizational skills. Demonstrable willingness to be flexible and adaptable to changing priorities. Ability to adapt to change. Energetic and self-motivated.
