Job Summary
This position offers a varied and impactful workload, requiring flexibility, empathy, and strong organizational skills. You will manage a portfolio of buildings in the Social Housing Sector focusing on maximizing occupancy and maintaining positive tenant relationships. Key responsibilities include:
* Portfolio Management: Oversee a portfolio of properties across Greater London, Home Counties and Midlands with a focus on minimizing void periods and ensuring maximum occupancy.
* Tenant Support: Collaborate closely with our Procurement & Maintenance team to provide essential support for tenants, including guidance on tenancy responsibilities and their obligations.
* Ready to Let (RTL) Process: Manage the RTL process to ensure properties are tenant-ready, maintaining a high standard of presentation and compliance.
* Occupant Onboarding and Assessment: Ensure the SLA’s and specific building terms and conditions are met by Government bodies and our other partners, ensuring suitability and adherence to tenancy requirements.
* Stakeholder Engagement: Liaise effectively with landlords, contractors, and other key stakeholders to foster positive working relationships.
* Property Standards: Coordinate with maintenance teams and contractors to maintain properties in line with company standards, ensuring they are well-equipped, clean, and functional.
* ASB and Tenant Feedback: Proactively address Anti-Social Behavior (ASB) issues, manage tenant feedback, and respond to neighbor concerns to promote a harmonious living environment.
* Community Partnerships: Work with external partner agencies such as Probation and Prison Services, Courts, and Police when necessary to support tenants’ needs.
Essential Qualifications and Experience:
* Professional Background: Proven experience in the housing sector, with a Social Housing, and HMO (House in Multiple Occupation) accommodation background.
* Tenant Support Experience: Experience supporting tenants/occupants on Universal Credit and other benefits, including the ability to develop person-centered support and move-on plans.
* Vulnerable Tenant Engagement: Demonstrated ability to work compassionately with vulnerable adults, including those with complex needs such as mental health challenges, substance misuse, and physical health issues.
* Data Management: Competence in IT and a proactive approach to maintaining accurate records and monitoring data.
* Flexibility and Mobility: Full driving license and own vehicle required, with a willingness to travel within the designated area for training, team meetings, and to cover other locations as needed.
