Position: Commercial Manager

Main Duties and Responsibilities for the Commercial Manager:
* Be fully conversant with, and use, company specific commercial procedures and standard templates throughout all aspects of your day to day duties
* Ensure all commercial team members are fully aware of company commercial procedures and ensure their use is enforced at all times
* Ensure all commercial team members adhere to the directives detailed within Commercial Bulletins as and when published
* Provide support and advice as required to your team of Quantity Surveyors, Assistant Quantity Surveyors and Junior Quantity Surveyors to minimise our risk and contractual exposure on all projects
* Where required, assist with pre-qualification submissions to assist with commercial and contractual questions as directed by the bid team
* Where required, assist the Pre-Construction department with tender submissions to provide support in obtaining quotations and developing estimates
* Take commercial ownership for new projects as required once allocated to a particular team and be involved in the handover process for new projects from the Pre-Construction department
* Attend project cost clinics at various stages of the project with the project team to present the required information to both the Commercial Director chairing the meeting
* Work with the project team to ensure targets set within the cost clinics are realised or bettered;
* Ensure that the Commercial Director and Finance Director are fully informed of any aspects of the project which could affect the target profit margin
* Ensure that sub contract and purchase orders raised by your commercial members working on Projects assigned to you provide the correct level of detail and are contractually acceptable to reduce commercial risk to the business
* Commit orders and authorise payment certificates for commercial team members in line with limits of authority where their purchasing limits have been exceeded ensuring that the format and description on the order complies with our procedures
* At all times be aware of project risks and manage them accordingly to ensure the risks to the business as a whole are reduced to acceptable levels
* Ensure contract documentation is properly checked and completed in a timely manner so as not to expose the business to unnecessary risk and ensure that it complies with company policy with respect to insurance, bond and warranty requirements
* Where required, ensure that commercial team members develop monthly valuation schedules to ensure cash flow is balanced for the business
* Ensure that commercial team members submit and certify valuations in a timely manner in accordance with the Project valuation schedules and whilst balancing cash flow
* Ensure all commercial team members approve invoices promptly to allow payment within agreed contractual timescales to ensure credit account facilities with our supply chain is not compromised.
* Ensure all commercial team members submit monthly cost reports in accordance with the commercial review timetable and check that the information included within the reports is accurate
* Ensure that all cost reports are reviewed monthly with the Commercial Director
* Ensure that all final accounts are prepared, submitted and agreed in a timely manner
* Monitor all retention monies currently held against the teams projects and ensure that all due monies are applied for promptly
* Participate in Performance Development Reviews (Appraisals) of commercial staff reporting to you within your team. Provide input into setting and monitoring performance objectives.
* Liaise at all times with Commercial Directors with regards to resource issues such as poor performance, increased resource requirements etc
* Liaise with the Commercial Directors with regard to current and future team recruitment requirements;
* Ensure that a non-adversarial, non-confrontational and professional approach is adopted at all times when dealing with all internal/external customers
* Maintain highest levels of commercial confidentiality in all aspects of employment
* Read, understand and implement the Company Health and Safety Policy at all times
* Ensure that all activities under his/her control are undertaken in accordance with the TSL Commercial procedures
* Carry out above duties with limited supervision
Skills and Experience Required for the Commercial Manager:
* Have a degree in Quantity Surveying or equivalent experience
* Have experience managing multiple projects
* Experience of working on commercial projects of £10m and above
* Experience in MEP packages, highly desired
* Be able to document and organise a complex stream of information quickly and efficiently
* Have good understanding of construction methodologies
* Have excellent communication, presentation and negotiation skills
* Have experience managing a team and supporting junior team members’ professional development.
* Computer literate with good working knowledge of Microsoft Packages, including at a minimum an intermediate level of competency with Microsoft Excel
* Experience with COINS Commercial Software or similar would be an advantage
