M&E Maintenance Supervisor - FM Service Provider - Uxbridge, Middlesex - Up to £54,000
Fantastic opportunity to work for a specialist FM Service Provider situated in Uxbridge, Middlesex. CBW are currently recruiting for a Maintenance Supervisor based on a commercial site in Uxbridge. The successful candidate will be electrically biased with a proven track record in commercial building maintenance. You will be responsible for a team of up to 5 engineers and will oversee the day-to-day running of the contract (hard services, PPM, reactive maintenance) under the direction of the Contract Manager.
Hours of Work
Monday to Friday, 08:00 to 17:00. IMPORTANT: If a shift engineer is on leave, you are expected to cover the additional 2 hours at either side of their shift to ensure operational coverage. For example, if the morning shift engineer is on leave, additional hours from 06:00 to 08:00 will be required as overtime. Flexibility in working hours is essential.
Key Duties & Responsibilities
1. Manage the planned maintenance schedule, ensuring work tasks are completed in line with the PPM planner, SLA, and KPI targets, including supporting contract update meetings with the client.
2. Complete PPM and reactive work activities according to contract requirements and coordinate with the site team to ensure tasks are completed competently.
3. Prepare work authorizations (per Permit System) and supervise works carried out by specialist sub-contractors, reporting anomalies to the FM Manager/SHEQ Manager.
4. Assist in identifying obsolete and end-of-life equipment for inclusion in the maintenance plan and updating the asset register.
5. Work with the FM Manager to prepare quotations for additional and remedial works in line with contractual requirements.
6. Identify opportunities for self-delivery of maintenance activities currently subcontracted.
7. Ensure all statutory records are maintained and available for inspection.
8. Have a good understanding and practical input regarding legionella control and related works.
9. Assist in planning small projects and additional works.
10. Review subcontractor RAMS, issue work authorizations, and review RAMS for reactive/remedial works.
11. Liaise with contractors and suppliers, including permit control and escort duties.
12. Complete or assist in completing PPM regimes.
13. Monitor stock levels and initiate ordering procedures.
14. Conduct regular checks on HVAC, AHUs, FCUs, plumbing, emergency lighting, etc.
15. Maintain cleanliness and organization of common areas, plant rooms, and storerooms.
Applicant Requirements
* Fully qualified in electrical engineering (HNC, HNC C&G).
* City & Guilds 18th Edition.
* Experience managing budgets and controlling costs.
* Previous experience in planned and reactive maintenance.
* Experience working within a building services environment.
* Excellent written and verbal communication skills.
* Proficiency in IT, including MS Office and CAFM systems.
