Surveyor, Corporate Estates Management
Job Summary
The Corporate Estates Management team sits within Portfolio Services which is part of JLL Work Dynamics. The team is responsible for managing property portfolios on behalf of their occupier clients, focusing on consistently delivering excellence whilst shaping the future of real estate for a better world.
The role will be working on one or more of our key clients, providing estates management support and advice on mixed-use portfolios (predominantly office and retail) in the UK.
What this job involves
1. Assist and provide cover for the Account Director in all aspects of Estates Management, including attending periodic formal review meetings and presentations and engaging with third parties to ensure collaborative working.
2. Responsible for day-to-day delivery of all Estates Management matters within defined region.
3. Develop and maintain excellent landlord and tenant relationships, managing resolution of disputes with landlords and subtenants.
4. Liaise with all stakeholders to transition properties into or out of management.
5. Ensure the database is kept updated to ensure all portfolio data is accurate, changes are implemented within relevant timescales and reporting issued, all as per Key Performance Indicators.
6. Authorise payable and receivable lease-related payments and charges respectively.
7. Proactively engage with the client accounting teams to ensure queries are resolved and tenant debt is minimised.
8. Prepare and submit all applications for Landlord’s consent and pursue until completion.
9. Coordinate JLL internal teams as necessary, reporting to Client and ensuring appropriate governance achieved (where required).
10. Instruct and liaise with Client’s legal team and external lawyers as required.
11. Attend periodic meetings with key stakeholders (eg. lawyers, project managers, FMs).
12. Undertake property inspections and complete reports to ensure compliance and identify opportunities.
13. Review lease documentation to establish legal responsibility, make recommendations accordingly and drive any issues through to prompt resolution.
14. Prepare service charge budgets and complete reconciliations within agreed timescales and in adherence with the RICS Professional Statement.
15. Provide assumptions and estimates for the purpose of budgeting exercises.

16. Strong knowledge of real estate leases and obligations
17. Very good MS Office skills, especially Excel and Outlook
18. Creative thinking and comfortable working under pressure
19. Very good analytical skills, attention to detail and organisational skills
20. Excellent communication, conflict-resolution, and negotiation skills
21. Willingness to take on new challenges, responsibilities and assignments
22. Proven team player
23. Full clean driving licence and willing/able to travel
Desirable
24. RICS qualified
25. Experience of both tenant and landlord representation
